Half country, half city, Rocking Horse picks a perfect spot with Parker schools, bigger lots, 15-minute commute to DTC

You’re not going to have to drive any further to explore some family-sized homes that come on much larger lots than you’ve seen at other new home areas; but you will have to work a little harder to find it. “We’re convenient to everything, but people just don’t know we’re here,” says Maher Asfar at Lennar Homes’ Rocking Horse, with family-sized homes that have price tags in mid-$300s to low $400s, on lots averaging a quarter-acre…some a third-acre and larger.

“People here like the distance between neighbors,” adds Rod Kechter, who with Asfar will show you around Rocking Horse today, east of E-470 at Gartrell. “They don’t want to be able to lean out the window and ask for a cup of sugar.” Rocking Horse is laid out across the rolling Black Forest countryside between Aurora’s Southlands area and Parker…Aurora city address, but Parker’s Douglas County schools.

You can drive in from Inspiration Drive in Parker, but easier still is from 470s’s Gartrell exit. “Quite a few residents work either at DIA or in DTC,” Asfar added, noting that several keep horses at nearby stables. You’re on 75-mile-per-hour E-470 in literally two minutes from here; after a tour of the models, I took off for Genesee and was amazed to find myself up there in just over 30 minutes.

You’ll also like seeing how far a dollar travels on 3-to-5 bedroom homes, all with 3-car garage. After the models, Asfar and Kechter will show you a ‘Pembrooke’ – 5-bedroom, 4-bath, 2,851 feet on a 13,000-foot lot (compare to 6,500 or 7,500 feet at comparable areas, the pair adds). It’s ready for move-in; with a day-light garden level basement with 9-foot ceiling, perfect for future finish. The price is $446,400 – $416,400 if you’re going cash or using Lennar’s financing.

Figured into prices are Lennar’s ‘Everything’s Included’ features — hardwood in kitchen/entry, bumped-up cabinetry, front-yard landscape, window blinds in privacy areas, and more. You can add a $16,500 upgrade to extended hardwood floors, stone backsplashes, wrought-iron balustrades, stainless appliances and a home-automation with smart-home systems; or add $25,000 for those plus decorator items — slab granite, cherry cabinets, 8-foot garage doors and more.

Be sure to ask about special year-end savings and below-market financing…and about the new park with tennis courts, Western fort-styled playground and in-line hockey rink. All homes are Energy Star – savings that’ll be noticeable even over homes built four or five years ago. From 470 take Gartrell south to Rockinghorse; or from Parker take Lincoln east to Pine, then north to Inspiration and east two miles.
