Home buyers 55-and-older are famous for waiting until they can see real, finished, furnished model homes before they buy anything – but they have a chance to do exactly that today at a highly anticipated grand opening, as Oakwood Homes unlocks its spacious, affordably priced Fairway Villas golf-ranch models beside Green Valley Ranch Golf Club.

Ranch isn’t exactly the right word here. All three of these homes have ranch-type main levels with single level living –entertainment-styled great rooms (9-to-12-foot ceilings), main floor master suites, selections of secondary bedrooms and studies…but each also comes with an upstairs ‘brag space’ that Oakwood created as a kind of bonus area for a guest suite, plus a library or a movie lounge. “When they see the brag space, and that they get that included in the price, it becomes ‘Wow,'” says Gary Newman, who talked with a handful of buyers who snuck peeks this week while furnishings were going in.

Prices – including the brag spaces – start at only $239,600. …That for a 55-and-older community with a clubhouse that will have indoor/outdoor pool, firepit, a lake with dock, and exercise and club areas with activities director, all at no HOA fee for residents. Oakwood conceived the plans and their amenities after studying concepts in California and elsewhere.

If you’re a vet, you’ll want to come today for coffee and pastries to honor Veterans Day. “We’ll give you a list of restaurants serving vets free today,” adds Angela Harris, who thought up the vet-event. Two years ago she was in the Air Force, taking care of fuel systems on F-16s; now she’ll be helping plan community events at Fairway Villas (she had a breakfast meeting with ten resident-prospects this week; you can join Fairway Villa’s ‘Ambassador’s Club’ today).

Tomorrow, Oakwood will offer you catered lunch, 11-to-1, while you tour the models and see all that’s included in those prices: 12×12 granite tile tops and maple cabinets, wood-laminate kitchen floors, lots of ceiling detail with can lights, and something to keep monthly costs manageable: Oakwood’s ‘High Performance’ energy package, with a guaranteed energy bill for your first two years of ownership. You may also opt for a low-cost option for four-season maintenance to include snow removal, aeration, mowing and irrigation system blow-out; and you can ask about Oakwood’s special relationship with Green Valley Ranch Golf Club, including meals catered over from the clubhouse grille, and arranged tee times.

“Even people who don’t play golf like the idea of a golf course,” says Julia Krug, who will arrange concierge services for residents. “Some say they may learn to play, and for others, a golf course is like a wildlife habitat. People love that idea.”

Everything’s on view – three models, lots of home sites, including the first six sites that will face the golf course. If you go under contract between now and the holidays, you can take a ‘Holiday Shopping Spree’ special along with your buy: choose five items from a list that includes front yard landscaping, backyard landscaping, a central vac system, double refrigerator, slab granite kitchen tops, and more.

You can also ask Newman and Vanise Fuqua about how all of this works if you don’t have your house on the market yet, including about Oakwood’s program for contingency sales. Take the DIA freeway north to E. 56th, head east 1.2 miles to Dunkirk, then right to E. 54th Place.
