Pitkin County’s roller-coaster real estate market resumed in October with a 54 percent decline in sales after two months of strong growth.

Pitkin saw 59 transactions worth $90.4 million in October, down from 56 transactions worth $197 million the previous October, according to the market analysis by Land Title Guarantee Co.

Despite a year with slow months such as July — when Pitkin posted $39.4 million in sales, its worst month in several years — the county’s 2011 sales volume through October is 5 percent ahead of last year at $1.1 billion. Transactions through October — at 643 — are 16 percent ahead of the same period last year.

Volume and transactions for 2011 also are ahead of 2009.

As expected, Pitkin’s workhorse, Aspen, is carrying the numbers, with 23 transactions worth $56.4 million — including one $10 million deal — in October. Still, the median price of an Aspen single-family home ($4.4 million) and the average price ($5.6 million) are down 15 percent and 7 percent, respectively, through 2011.
