In Broomfield at McKay Lake, buyers won’t wait for the model to be finished, as Toll Brothers opens third-acre-plus sites

A funny thing happened when construction manager William Pineda showed up to prepare for a groundbreaking for Toll Brothers’ new luxury homes on large sites in Broomfield, near McKay Lake. People started handing him deposit checks.

Toll Brothers is still two months from finishing its first model home at McKay Shores, doesn’t even have a flagpole up yet, but already the builder has taken five sales and another three deposits on home-and-site packages that’ll range from a third to half-acre…at prices from $504,995. “We were seeing traffic immediately,” says Project Manager Chris Stull, who was dealing with buyers right from the time Broomfield Mayor Pat Quinn turned the first shovel of dirt — even before Sales Manager Carolyn DeLarue (she’ll give you brunch before the game and a hardhat tour in the model) had an office open.

“It’s the quality of life here; that’s always been a Broomfield asset,” says Stull, about the market’s early reaction in a price range well beyond where Realtors have seen most of the Denver-area’s recent activity. The site near the popular lake and its trail system, a mile west of I-25 on 136th, splits the difference between Denver and Boulder (each 20 minutes); with DIA via 470 30 minutes east. DeLarue says that Broomfield buyers, who are feeling new confidence about marketing their older homes now, were already favorably disposed toward Toll Brothers based on its attractive performance a mile west at The Broadlands.

Those locals also know the story on schools – top-rated Legacy High School, and nearby Meridian Elementary – rated 9 for 10 stars at GreatSchools.net. What they’ll find waiting at The Preserve is a rolling site with westerly views, enough topography that Toll Brothers has a number of walk-out and garden level sites still available – a good match for the ‘Valmont’ model under construction near the information center and for four other plans, including a ‘Costa’ main-floor master suite plan with 3,087 square feet up, plus basement and 3-car garage, at the base price just over $500,000.

Stull notes that Toll Brothers will finish the basement for you now (“If you do the math,” he says, “that’s always the least expensive way to add space”); and offers a construction-sales team system that gives buyers exceptional flexibility on options – between three to six bedrooms on practically all homes. But DeLarue adds that many of the best sites could be history by the time a real grand opening arrives this spring.
