As buyers begin scrambling for properties, agents love to show Idyllwilde, with its trails and top-rated schools

In a market where homes in lower to mid-price ranges are moving at a faster clip than a year ago, Realtors driving around with buyers in the backseat like to start the tour at master-planned Idyllwilde – plenty of models to tour by three builders, some spectacular amenities that show off the natural setting, and two top-rated Douglas County Schools in walking distance. “Idyllwilde is very strong,” says Cheryl Bustin of RE/MAX Alliance. “We do a lot of out-of-state buyers, and it’s so appealing to them with the trails and parks.”

You can get that same experience today – touring models by Village Homes, Richmond American Homes and KB Home, many with three-car garages, that are set for delivery right away (priced from as low as the $230s…and the resort-style pools and community center with a panorama of the mountains that earned Idyllwilde the ‘Community of the Year’ award for the entire Denver-Boulder area, not once but twice.

And that’s not to mention Douglas County’s Legend High School – rated 9-for-10 stars at GreatSchools.net – on your right as you drive into the neighborhood from Hess and Hilltop Roads east of Parker Road. Just beyond the models — easy walking distance — is Cimarron Middle School, 8-for-10 stars. “They’re fabulous,” Bustin adds. “They’re huge selling points.”

For new-millennium buyers who are more fixed on lifestyle, particularly healthy living, Idyllwilde is a sight for sore eyes – offering both the scenery and the nature-oriented amenities they expect to have in Colorado. Those include 300 acres of scenic, trail-laced open space through Tallman Gulch and Ponderosa Preserve; 12-acre Tallman Meadow Park with ball diamond, soccer, playground and picnic areas; a ‘Grand Hall’ community center with swimming pool, a kid splash park, fully equipped fitness center, barbeque pit, and an outdoor entertainment area.

What you WON’T find this new year is quite as much time to take advantage of what’s still out there. “Inventory is way down,” notes RE/MAX’s Bustin, adding that nearby inventory in and around Idyllwilde is down around 33% over the past year. “We have that feeling of people scrambling for properties; the days-on-the-market are way down. We’re seeing more investors out; they’re recognizing that now is the time.”

To visit Idyllwilde, take Parker Road south to Hess Road, travel east 1.4 miles to Canterberry Parkway, turn left to Idyllwilde Drive, and follow directional signs to builders’ model complexes.
