If you’re looking to move your family up to more size, Ryland Homes has a grand opening today and Saturday that’s a beginning as well as an end: Ryland has the very last neighborhoods in Vista Ridge, the final homes that will ever be built in the master planned community between Denver and Boulder, with its great views, championship golf course, and terrific amenities at VERY modest fees (now $56/month).
Those two furnished models opening today are from Ryland’s Perspectives series of family-sized, sustainable homes designed for how people live today – less unused formality, more activity area with clever drop-n-store zones and home ‘ops centers’ (one model has studies for both dad and mom). This is the same series that sold like hotcakes when it opened in Louisville last fall – and the prices Ryland has in Vista Ridge are way, way below what this design quality will cost you closer in to Boulder.
“People are looking at these as 20-year homes,” says Ryland’s Matt Bond, who has already sold a dozen of them in Vista Ridge since the holidays, without the benefit of the models you’ll see today. “The buyers are people who have been waiting to reach for a setting that they either couldn’t afford before, or couldn’t find.”
Prices start from the $340s — for homes with three to five bedrooms, 3-car garages, with options for walkout sites, along with 16 lots that back to Fairway 3 of the Colorado National Golf Club course. Vista Ridge residents like their schools (Black Rock Elementary, 9-for-10 stars at GreatSchools.org); their commuter location with respect to Denver, the Turnpike Corridor, or DIA; and all of the amenities included for that very low HOA – two pools, tennis courts, ballfields, a community center with exercise equipment, pocket parks and lots of trail – not to count the golf club itself and its country club-style grille.
To prove that point, four of those sales have been to people moving up from older homes in Vista Ridge itself, wanting to stay. “No matter where you live now, this is a very different climate this year,” Bond says. With the models done, Ryland teams are working hard to get other homes ready for what’s turning out to be a market without enough inventory. If you like what you see, Ryland is already out-of-the-ground on two versions of the same models, including a ‘Portrait,’ three bedrooms plus loft and a study, with gourmet stainless kitchen, full basement with 9-foot ceiling, and full-width 3-car garage with one bay split carriage-house style. It’s $410,530 — on track for July move-in, time to pick your options and front yard landscaping preference – traditional or low-water Xeriscape. That latter is a Ryland sustainability feature, along with Energy Star high performance heating/cooling and appliances, Low-E windows, 2×6 walls with R-20 blown cellulose, kitchen recycle centers, and sustainable options like recycled/recyclable carpet and eco-friendly quartz countertops.
The other good news in the better market is that Ryland has high confidence your older house will sell. “We’re not afraid to take contingencies, and we have a program to help you sell,” Bond said, adding that you can also see six special half-acre lots, all walkouts with great views. From I-25 take Highway 7/Baseline west 2.5 miles to Vista Ridge’s second entry, Vista Parkway, turn north a mile, past the traffic circle staying on Vista, to Single Tree. Or from Boulder, take Baseline east past Lafayette to Vista.
