Buyers re-sizing to low-maintenance ranches at Latitude in Vista Ridge are using their space and golf club amenities

There’s something different about the throng of people who are re-sizing to low-maintenance patio ranches this spring at Latitude at Vista Ridge, west of I-25 on Highway 7. Although most large builders around Denver and Boulder offer some kind of ranch plan, many of those builders say that ranches work out to be some of their slower selling models. But at Latitude, where buyers find nothing but ranches, 26 have sold since Jan. 1 – more sales, in fact, than the neighborhood had seen in three previous years combined.

You can tour the ranch models that are closing the deal with those people — some of them older, some younger, some married and some single. All them, says builder Ward Ritter, have been waiting for a chance to get out of an older home that no longer worked for them space-wise – and are resonating with how Latitude uses that space.

…Starting with finished basement area included in the price. “Particularly for people who are resizing to something smaller, it’s amazing how much stuff you accumulate over the years, and how difficult it is to get rid of things,” Ritter said, showing his low-maintenance home sites, wrapped in trails and amenities. “Our basement spaces make that easier, whether you’re storing things or displaying them.”

Ditto for garage space: In the slow market of 2010, Chartered Homes brought out a ‘Cypress’ ranch that balanced a low price tag (now $229,995 for 1,744 feet including finished basement) with a single-car garage. That home still sells well; but Latitude is also showing larger ranches with 2-car garages, and a new ‘St. Andrews’ plan, 2,902 finished feet, with an available full-width 3-car garage. “That’s enough room for a motorcycle, your bikes, and the two cars,” Ritter added.

Meanwhile, Ritter and his Chartered Homes have kept lot sizes small for low maintenance. Residents get landscape maintenance and snow removal as part of VERY low HOA dues (currently $127/month) that includes dues for Vista Ridge’s recreational amenities: trails, parks, two pool-and-tennis centers, fitness club, and public access to the golf club’s clubhouse grille. “The low-maintenance is very popular,” Ritter said; adding that residents are actually using those attractions –including a popular quarter-mile trail across the golf course to the clubhouse and rec center.

Sales rep R.D. Baker will show you all of that, including three final lots with mountain views across the golf course. Take I-25 north from 120th, 7 miles to Highway 7; then west two miles to Vista Ridge’s entry at Mountain View; or from Boulder, take Baseline east 13 miles.
