A 1.6-acre plot in the near the Union Station redevelopment project has been purchased for $6.25 million by Ohio-based Edwards Companies.

, was the seller.

The sale was brokered by Atlanta-based ARA, which announced the deal.

Edwards Cos. is a developer of multifamily, student and single-family housing mostly in the eastern United States.

“With the explosive demand over the last 18 months for downtown living, the Edwards Companies made a strategic buy in the heart of the action,” said ARA Colorado principal Chris Cowan.

Edwards will create living space while Hirschfeld will provide adjacent retail and restaurant sites, Cowan said.

The neighborhood, in the shadow of Coors Field, has dramatically changed over the years. Most of the original warehouses have been replaced by residential buildings, some having been converted to loft-style condominiums and apartments.
