It doesn’t take a Nobel Prize in Economics to figure that downtown is starting to run out of luxury condos – at least in the prime blocks surrounding the Theater District where SPIRE pushes into the upper atmosphere. Realtors and their buyers are suddenly finding fewer listings waiting in the upper reaches; at the moment when SPIRE has soared through 16 sales in the past 15 days, now approaching the 80 percent-sold mark.
You can see what’s left today as SPIRE holds a one-day sales event on SkyClub – the homes on the top-ten floors, with the best floor plans, views and finishes – each being offered with a complimentary parking space, a storage space and a credit toward HOA or closing costs, on all units sold at list price.
But you need to look now. “We’re seeing homes flying off the shelves, literally,” says SPIRE Sales Director Mark Friedberg. “We have eight entire collections that have sold out, and there are several other collections that are down to just one remaining floor plan.” Hard to imagine, he adds; but SPIRE is now writing a sales contract for one in every five visitors that walks into the sales center on Champa Street near 14th – around the corner from popular SPIRE dining/clubbing haunts like Crave Dessert Bar and Row 14 Bistro. “It’s amazing the foot traffic on 14th since the city’s makeover of the Theater District, even when there’s no convention in town,” Friedberg notes. “It’s become the cool place now, the place to be seen.”
The walkability of the surroundings, Friedberg adds, have prompted numbers of SPIRE buyers to get rid of one of their cars; made all the easier by ‘green’ features including Hertz-On-Demand hourly car-sharing (in the building) and a B-Cycle bike station (right across 14th). You can experience the walkability (‘WalkScore’ is an unbelievable 98); and take tours of the remaining homes on the half-hour, including a look at the iconic tower’s ‘SkyClub’ (residences on the top ten floors, from $326,000, get their own clubhouse overlooking downtown, along with premium finishes, special wine and bike storage, and access to furnished guest suites).
You’ll see the private health club, Box Office theater, concierge desk, dog park, year-round pool-deck with a DCPA/mountain view, and other amenities; and you can enjoy treats and beverages that SPIRE will have out. The sales event, Friedberg notes, is one-day only (contracts must be ratified by this Wednesday; some parking spaces offered free with SkyClub units are valued to as much as $40,000).
