Lot size isn’t the very most important feature to every single homebuyer; but it’s a very big deal to the families who have been touring two new models by Ryland Homes at Pioneer Ridge this spring – two miles south of Johnstown’s historic shopping district, about 25 miles up I-25 from 470/Northwest Parkway. “The size of our home sites is a huge deal to our buyers,” says Ryland’s Ana Groulx.
“When you consider that the average lot size in new communities is around 5,000 to 6,600 square feet, families can really feel the difference in the outdoor space we’re giving them here,” Groulx adds. Average lot sizes at Pioneer Ridge run around 10,000 square feet, and Groulx can show visitors three available lots that are sized larger than 16,000 feet – three times the average. Meanwhile, Groulx adds, visitors to Ryland’s two new models – one a family-sized two story, the other a roomy ranch that has a second en-suite bedroom-bath, plus a den – find that they’re making no sacrifices indoors to get that added space outdoors. “The new models are really well received,” she adds. “They’re bigger and brighter, with bigger great rooms and kitchens, huge islands, larger secondary bedrooms, and low-cost options for a big covered patio as outdoor living space.” The tradeoff for driving the extra distance to Johnstown is visible in the pricing, as well as the lot size. With single-family homes priced from the $230s, Ryland has a choice selection of plans headed toward spring completion for families that find their older places selling fast, and who need to move soon. Groulx will show you the two new models – and if you like what you see, she’ll take you on to homes set for move-in right away of those same two plans. That includes a big-value, big-family Motivation plan – four bedrooms plus a main-floor study, PLUS a second-level loft/homework area; around 2,800 square feet of finished space, in addition to 2-car garage and a 1,000-foot unfinished basement. It comes on a 10,000-foot home site – 165 feet deep, making for a huge backyard as well as wider setbacks from the street and from other homes. The price is $342,000. The new owners will find themselves walking distance from Pioneer Ridge Elementary – rated 8-for-10 stars at GreatSchools.org – and a two mile drive from Johnstown’s grocery shopping and picturesque main street. (Groulx can tell you about Johnstown’s restaurant scene; she and her family are regulars there. But she says Pioneer Ridge residents are fonder still of how close this is to new shopping and dining at Centerra, ten minutes north – with P.F. Chang’s, Biaggi’s Ristorante, Lone Star, Bent Fork Grill and others.) Pioneer Ridge also exudes a visibly warm, neighborly character that Groulx says sets it apart from neighborhoods buyers experience closer in. Ryland has been successful in blending in a good selection of ranch plans along with the two-stories – something you can see in a ‘Bliss’ ranch that’s ready to go right now – showing the same double-master design as the model home featuring 1,829 square feet, plus a full unfinished basement.Be sure to ask Groulx about Ryland’s Fresh for Spring campaign and their ‘For All Who Serve’ program, with a $1,500 incentive toward closing costs or options for military personnel (active or retired), police and firefighters.
