Getting your player ready...
Up at Granby Ranch, families that braved the market and bought condos two years ago have put their skis away and are headed out into a mountain summer – hiking into the back ranges, riding bikes, fishing their private reserve on the Fraser River, enjoying the chance to swim or play golf. Right now, while prices for Denver homes are leaping, the builder of Ten Mile Creek in Granby Ranch is leading a charge into that new market – launching presales on 12 new condos that’ll have prices pretty close to what they were when everything was in a deep freeze: from $187,000 for a two-bedroom; $245,900 for a 3-bedroom.
“These are way less than a dated resale condo in Fraser,” says Jim Houston, who along with Wayne Trudeau will show you those plans and where they’re going. “We firmly believe the price increases you’re seeing in Denver are going to be headed over the pass soon.” The plans have plenty of room to sleep kids/guests, and will have solid granite kitchens/baths and cultured-stone fireplaces; in an enclave with two hot tubs and a fire pit that attracts gatherings of neighbors. To make it even more obvious that now’s the time to get a place in the mountains, Ten Mile Creek is offering ‘Pick Six’: $6,000 toward options that the first six families to contract on those 12 homes will get. “Our buyers are really big on customizing,” Trudeau adds. In this case, the $6,000 could go toward a 1-car garage (Ten Mile residents often use them for ATVs and other toys. One owner created a fly-tying bench, with room for rods and a canoe). Or toward a new-tech Murphy bed for lodging more guests; laminate wood floors in living-dining area; hardwired heat lamp for the deck; and/or a washer-dryer. Those 12 homes are being set apart in their own ‘reserve’ at Ten Mile Creek – located further away, better views and more protected. And as part of the HOA, they’ll include the 4-season amenities of Granby Ranch: family-friendly Ski Granby Ranch (all-season passes for its three lifts), the scenic 18-hole golf course, the fishing reserve, mountain biking, community pool, and popular Granby Ranch Grill. Condos can deliver by Labor Day (the Pick Six offer requires ordering your extras in time for the construction schedule); or you can tour three final homes that are available for quick delivery.
