Suddenly, the story in downtown Denver isn’t about how many condos there are available, but how few. And the ones in highest demand are exactly the units with more space and the best views – ones that you’ll see modeled today at SPIRE, downtown’s most amenity-rich condo tower, across from the DCPA at 14th and Champa.
“We’re getting down to a shorter supply of our largest units, exactly at the moment we’re encountering even more demand from buyers,” says Mark Friedberg of The Mark Company, exclusive agents for SPIRE, who tracked a whopping 21 sales in April and May, leaving only 37 units in the entire 42-story iconic tower. Friedberg’s team will show you those today and tomorrow – including a dwindling number of 2-bedroom 2½ bath ‘SkySuites’ with an added media room, in the top floors of SPIRE’s SkyClub. Buy one of those now, and you can take up to $50,000 toward indoor parking or cycle/scooter storage; and another $25,000 toward upgrades for luxury appliances, automatic window shades, flat-screen home entertainment, or other designer extras. With only 8 percent of its homes left, SPIRE’s major piece of downtown’s market is a story of the unstoppable force meeting the immovable object: The number of buyers wanting SPIRE’s views, location and amenities has grown dramatically, just as the number of remaining homes falls to the critical level. “We’re not only seeing Denver people wanting to downsize, but more buyers moving from other major urban centers, wanting to be in Colorado,” Friedberg adds. Two recent buyers are straight from midtown Manhattan: “They want the restaurants and urban attractions they had in New York, but without the chaos,” Friedberg says. With supplies getting low, some other purchasers are choosing to buy now, well before they actually plan to sell their older places and move in. What they’ll get at SPIRE are city-mountain views (virtually every unit left, Friedberg notes, has a great view), along with year-round outdoor pool and spa with its own view across DCPA; the private health club; Box Office theater/sports lounge; in-situ dog park; concierge desk where you can grab a FedEx or even groceries; and for those residents of the top-ten floors, their own SkyClub entertaining area overlooking the city. Of course, they also have DCPA across the street and all the new dining that’s popped up nearby – Row 14 and Crave Dessert Bar right in the building; sushi bar Epernay and Pizza Republica both newly opened within a block. The special is based on the list price of those larger units, starting at $899,000 for a 2-bedroom/2½ bath home at 1,697 square feet (view the options you could order today; sign a contract by July 31 and escrow within 45 days). You’ll also hear about SPIRE’s LEED-certified ‘green’ features, including on-site car sharing. To visit take Mall Shuttle to Champa, then southwest two blocks to SPIRE.
