There was a time when a couple deciding to retire might take a little time off before choosing a place to settle down – but that moment has passed, says Mike DeNuzzi at Heritage Todd Creek. Coming into late fall, Todd Creek’s builder Lennar Homes has only five single-family ranches left that can deliver before next year – two ready right away. “This baby-boom generation is really starting to retire,” DeNuzzi says. That’s created a shortage of ranches all over town – virtually no product available anywhere near-term at other retirement-oriented communities; only a handful left from a large batch Lennar launched at Todd Creek last spring, sensing how strong demand would be.
It was a more forgiving market when Heritage Todd Creek residents Jim and Sandy Garrus moved in last year. After retiring, the Parker couple took five years off to sail their 45-foot boat Footloose all around the U.S. coast – ports in the Pacific Northwest, then up the Atlantic side, winding through the Erie Canal into the Great Lakes, and following the Mississippi south to Louisiana. When they cruised into Heritage Todd Creek last year, they had good flexibility in planning their move. They waded into the community’s social world, meeting neighbors and organizing a gun club that’s became one of dozens of clubs that have already been created by residents. Meanwhile, visitors arriving this weekend to Heritage Todd Creek – five miles east of I-25 on Highway 7 – will still find some ranches waiting; but when that group sells, they won’t be seeing any more until well into next year. “This is really the best time to visit,” says DeNuzzi. “You could be into any one of these in time to host your kids and grandkids for Thanksgiving, and the prices are lower, too.” He and Heritage Todd Creek reps C.W. Vaughn and Pam Warner will show you a “Woodbridge” 3-bedroom ranch that shows all of Lennar’s “Everything’s Included” features including a home security system that allows you to check your locks and program your thermostat using your iPhone — all the way from Phoenix, if you want. Lennar has added cherry cabinets, stainless appliances, a double oven, granite counters and a gas fireplace. The home can deliver by late November – priced at $324,400. “That’s $14,000 below its list price,” DeNuzzi notes. The Garruses actually found Heritage Todd Creek after they’d bought into another 55-and-older area further west. “Heritage Todd Creek had better floor plans; it was more friendly,” said Jim Garrus, who noted that two other Heritage components were also missing from their first pick: Heritage’s 18-hole Arthur Hills golf course, and a clubhouse grill that amplifies the social life. “You sit on the porch here and people are walking by all the time,” he said. Sandy Garrus raves about a watercolor class she’s taking, where students are planning a progressive dinner/art show for over the holidays.Barb and Jay Moelis and Ed and Miki Schmal, ambassadors for Todd Creek, will fill you in on other activities revolving around the community center and pool – everything from acrylics to RC aircraft. There’s a ‘Karaoke Night’ every month; Texas hold’em tournaments, a Saturday ‘Couples Golf’ group where members play nine holes and adjourn to lunch at the Grill; and a sock-hop that took place two days ago. You can visit the clubhouse, along with one ranch with a garden-level basement and deck that directly backs to the fairways; and another at a low lot premium that still has some views across the lot corner, into the golf course.
