Half-acre home site and a FOUR-car garage? They’re part of the package at Rinn Valley in Frederick

At a time of year when buyers tend to think more about the holidays than new homes, Lennar Homes is staging a grand opening in the town of Frederick today for homes selling so fast, they may not last long into the new year. You can be one of the first inside a finished model of a spacious Prescott 4-bedroom design at Rinn Valley – west of I-25 and north of Hwy 52 – but be aware that eight buyers have already signed on here by the time the decorators were done.

The reason, says Lennar’s Greg Hartman, is something that’s increasingly hard to get approved by planning departments anywhere in the Denver area: half-acre lots. At Rinn Valley, every home Lennar builds comes on a half-acre or larger site – enough room that Lennar has designed each of these plans to include a full-width 3½ or 4 car garage – even on its spacious 2,737-square-foot ranch plan.

“Developers just can’t get approvals for lots this large,” said Hartman, who’ll be on hand today with Monica Gresher. That rare size allowed designers to include a full four-car garage on the Preston – one 2-car-wide bay cornered with a second one. Lennar has 34 of these sites in Rinn Valley, picking up for a builder that left six years ago – but Hartman says at the pace of sales, they’ll be gone by spring.

Who wants a half-acre lot and a 4-car garage? Plenty of people, says Hartman: Current sales include a couple that had retired to a downtown Denver loft, but missed the room. Others are from nice, newer developments nearby in Erie – but with nowhere near this lot size.

Hartman notes the larger sites also make this a chance for someone who wants an RV on site, or a tastefully designed outbuilding. During your tour, you should drive a few of Rinn Valley’s lanes to see examples of what the HOA has allowed existing residents to do.

One inventory home headed for holiday completion sold last week. Hartman and Gresher can show you where another – a large Wellington ranch – will have a corner site, scheduled for February finish. It will show wide expanses of hardwood floors, slab granite counters in kitchen and master suite, 8-foot doors, stainless appliances including fridge, a mudroom and large laundry. Of course, there will be Lennar’s “Everything’s Included’ features, such as a Nexia home automation system with alarm and thermostats you can monitor from your iPhone.

Rinn Valley is WEST, not east, of I-25. Take the freeway north past 470, another seven miles (3 exits) to Hwy 52; turn west over the freeway 0.4 mi. to the frontage road, then turn north three miles to County Road 20/Bella Rosa Pkwy and head west to Homestead.
