Ryland discovers a view-swept enclave, with trails and walk-to shopping, near Cherry Creek State Park

It may be the fastest-selling enclave of its size in the entire metro area – 11 single-family homes pre-sold leading into today’s grand opening of the furnished model. That’s what Ryland Homes has tapped into at Pioneer Hills – an infill site on a west-facing hillside north of Pioneer Hills Shopping Center, Parker Road at Chambers in Aurora. Six-square-mile Cherry Creek State Park with its vast trail system is two blocks west; there’s a residents’ pool already completed; and the drive into the Denver Tech Center is an alluring seven miles.

And then there are the Cherry Creek Schools, including 8-for-10 – star Indian Ridge Elementary, a mile east. “But the views are the biggest thing,” says Ryland’s Jason Dodd, who will show you Pioneer Hills, on Chambers at Crestline. There you’ll get a look at Ryland’s 3-bedroom Vista – main-floor study, loft/fourth bedroom option, terrific-looking dining-family area, and a standard 3-car tandem garage. The model is back-dropped by a panorama running from Pikes Peak west to Mt. Evans, across the expanse of the state park – a view that can’t possibly be priced in the $400s.
But that’s what Ryland has waiting in this parcel of remaining sites. If you like the looks of that contemporary-styled Vista model, you’ll find one like it that Ryland has down the block, 2,189 square feet with 3-car tandem garage and some front-facing views, priced at $429,362. And if you wanted to maximize the potential of this setting, Dodd will show you a lot beside the model where Ryland could give you the full-wide view, plus a walkout lower level. That home, says Dodd, could still price out in the high $400s.

Either way, these are larger sites than you’re seeing at some new areas further out in Aurora by Southlands Shopping Center (they average around 150-foot deep). Ryland’s first release of 22 sites is already half-gone; and an area east of Chambers will follow.

Buyers, Dodd says, of course include families coming out of Piney Creek – an area that hasn’t had new home opportunities in years; but has also drawn two buyer families from Denver city areas around downtown. Be sure to notice the private access into a coffee place in the shopping center, via a footbridge. The Google map will NOT show Ryland’s address correctly; just take Parker Road south from I-225 three miles to Chambers, turn left up the hill to Crestline, then left to the model; or from south-I-25 take Arapahoe east to Parker Road, then north a mile-and-a-half to Chambers, and right.
