After a year when low-maintenance ranches are selling fast all over town, everybody knows you can’t just walk in and find a new ranch ready to go – you need to plan ahead. That’s doubly true in popular Arvada, where residents who are tired of their 30-year-old houses would all like to stay inside Arvada city limits when they move. Remington Homes will give a leg up on doing that today, with a first chance to preview some ranch townhome models at Whisper Creek near Standley Lake.

Remington is a couple of months from formally opening these models, but it’s no surprise they already have 11 sales. By the time the Broncos kick-off today (1 p.m. Mountain) you can have previewed these four roomy ranches – enjoyed some refreshments – and seen exactly how Remington’s community design works into Whisper Creek’s master plan, walking distance from the nice pool, cottonwood-lined open space, lakes with a fishing dock, trails and ball fields.

You could also see how the 3-car garage option works. “Ranches at a reasonable price are a much needed product in Arvada,” said Denise Baum-Haynes, who had just written another contract when we walked the models, and who will be there with Joran Caywood today to show you around. Not surprisingly, two thirds of buyers have come from Arvada; and others are coming in to be close to Arvada kids and grandkids.

You can do the math to see how important it is to preview now rather than wait for a grand opening. At prices from the $280s, Remington’s first deliveries are set for March/April, on a pace that will see three to five homes start every month. Meanwhile, sales traffic has tripled since the holidays – likely to play out by opening day with few homes that will deliver anytime soon.

As of today, Remington still has a ranch spec delivering in April – 1,389 square feet plus basement and 3-car garage – and there’s still time to pick finishes. “But you need to come see them now,” Baum-Haynes said. “The people who tell us that ‘I need to see them done first’ are missing out. We’re going to be selling like crazy.”

You’ll see most amenities in place (including the pool), and plans for the ball fields, botanic garden, tennis and trails to come. HOA fees are modest. Whisper Creek – not easy to find – is between Indiana Street and Alkire on W. 87th Parkway. Take the parkway to the roundabout at Beech Court (near Alkire) and turn a block south to W. 87th Drive and park at the single family models. Or if coming from U.S. 36 (where these prices will look better still) take Wadsworth south two miles to W. 100th, head west four miles to Alkire and south.
