During a thaw in the weather, the market in Broomfield with its Adams Five-Star Schools is showing every sign of warming up fast. Toll Brothers, which had a runaway best-seller last year with its luxury homes at Broomfield’s McKay Shores, has already carried out a number of price increases since Jan. 1; and if you want to dodge the next one, you need to be seeing what they’ve created right away.
This weekend you can still be one of the first buyers to tour the newly opened Bellvue model home – the first of a collection created for The Enclave at McKay Shores, a neighborhood that has much of the same proximity into Broomfield’s vast lakeshore open space as The Preserve at McKay Shores does. The Preserve, with bigger sites that sold at a breakneck pace last year, is priced from over $600,000 now; but you can find home-and-site packages in The Enclave for as little as $433,995. The tradeoff is a more standard-sized lot – but Toll Brothers’ Heather Gray says numbers of her buyers (six of them in the frozen month of January) actually prefer a little more diminutive site. “It’s less maintenance,” she adds. “Many of these people are coming from older City of Broomfield neighborhoods, and want to stay inside city limits. We’re the right option for them, getting new home size and features that’re move-in ready, rather than trying to remodel an old place.” You’ll see plans for a spacious Breckenridge ranch (one sold in The Enclave this week!) and for an even larger 4-bedroom family-size design coming soon – and you’ll tour a model that has become McKay Shores’ most popular: 3-bedroom-plus-study, 2,746 square feet, plus an option for a finished basement, and a 3-car garage included at the standard price. It shows a rotunda-style entry with circular staircase, formal dining room, and a wide open entertaining area that wraps from the entry into the kitchen and huge breakfast area across lush-looking engineered wood floors. Gray says Toll Brothers’ standard features, with fireplace, granite tops in both kitchen and master bath, crown-molded detailing, air conditioning, and a variety of hardwood cabinets to pick from, are a significant lure to this buyer – along with McKay Shores better commuter access into Interlocken or downtown, and its popular schools including nine-for-ten-star-rated Meridian Elementary. The Enclave and Toll Brothers’ even larger sites in The Preserve are just west of Huron on W. 136th, close to trails and a new King Soopers, as well as dining at Orchard Town Center.
