KB Home is opening something this weekend that’s pretty much guaranteed to be a hit with the market this spring: A way to buy a new home (maybe a ranch plan) while staying inside the coveted city of Arvada – specifically its Westwoods area, that over the last three decades has been one of its most popular places to live.
Today and this weekend you can tour KB Home’s Westwoods Mesa – the closer part of west Arvada, a half mile north of 64th on Indiana, surrounded by the Ralston Valley, West Woods Ranch, and some of Arvada’s most popular schools. KB Home actually has TWO ways to make that happen – both of them attractively priced: Single-family homes start in the $320s; and KB Home’s ‘Paired Home’ plans (they’ve been fast sellers all over Denver, including Arista up in Broomfield where they sold out this past year) from the $250s. Buyers began arriving Westwoods Mesa as soon as KB Home opened an information trailer, well before the models that you’ll tour this weekend were done. The typical buyer could be older, or could be younger – one young couple that toured last weekend had grown up in Arvada, moved later to a more affordable part of town, but had always wanted to come back. Those buyers like this location, where kids attend popular Van Arsdale Elementary along with Drake Middle and top-rated Ralston Valley High. Mike Alley and Marianne Kiphart will show you single-family models; and they can tell you all about the Ralston Creek Trail (just south) with routes west into the foothills and to Arvada’s Apex Center with indoor water park, skating and climbing walls. The community will also feature a park and tot lot. HOA fees will run only $42/month for paired homes, lower still for single-family. KB Home was also thinking ahead when they launched some quick move-in homes that will be ready this spring. If you like the look of the Paired Homes’ ‘Sycamore’ model, with nine-foot ceilings in its main-level kitchen/entertaining area, three bedrooms upstairs, Clare Abraham can show you one like it, set for June delivery. You’ll also see a ‘Dickens’ single-family 3-bedroom plan, 2,148 square feet plus full basement, also for June move-in, at $372,000. Or you can pick from the newly released sites. Sales have been brisk and models are busy; and there are only so many ranches that will be offered. To reach Westwoods Mesa, from I-70 take Ward Road north two miles to W. 64th; head west 1.5 mi. to Indiana, and north a half mile to W. 69th.
