A country alternative: Ryland’s family-sized homes and ranches in Johnstown offer big value, less than 30 left

During a spring when families are having a harder time finding reasonably priced homes in nice looking surroundings, Ryland Homes can show you one where not only the prices but the surroundings will match your expectations. But you don’t have forever to look: Pioneer Ridge, on the way to Loveland in Johnstown, Colorado, has only 30 sites left – including some of the best lots Ryland has offered there: cul-de-sacs with greenbelts in between, where numbers of homes can take a walkout level basement.

Thirty left – and Ryland’s Ana Groulx has already sold 20 homes in Pioneer Ridge since January – some to people coming from Loveland or Fort Collins, but just as likely to be working in Boulder or Denver, not finding anything like this at these prices. “People really want to be here,” Groulx adds, noting that most of her sales have gone to people who learned of it from residents by word-of-mouth.

Part of what they’re hearing, Groulx adds, is the appreciation that Ryland residents have seen as the neighborhood’s lower prices and country-quiet setting draw buyers from a wider area – not just northern Colorado, but increasingly from Denver areas like Commerce City. “I’m continually seeing people who visit, then shop other builders who are closer to where they live now, and then return to us, because they just can’t find anything comparable to the quality we offer,” she says.

That includes a generally bigger lot size than what builders are showing at anywhere near this price range. Ryland’s final sites run from 8,000 square feet to well over a quarter acre; 13,000 feet on one.

That applies for two homes Groulx can show you today on existing lots – ready for move-in this month. One is a big-family Cabernet plan – five bedrooms, three baths, on an 8,000-foot lot that has a walkout basement, rear deck, an oversized 3-car garage, and views west to Long’s Peak and the northern Rockies. Nearby, Groulx can show you a roomy ranch on a 9,800-square-foot lot, with 3-car garage and full basement, ready for move-in right away. It’s priced at $322,000.

You can also see the park and walkable elementary school that’s 8-for-10 stars at GreatSchools.org – and you can drive north into Johnstown’s historic Parish Street and see Hays Market and local dining. If you’re not ready to move now, Groulx adds, that could allow you time to pick a walkout or garden-level site and plan a stress-free move; older homes are selling very rapidly, she notes.

To reach from Denver, take a shortcut by heading north on I-25 past 470, 19 more miles to the Platteville exit (second Longmont exit) Hwy 66; head east 3.5 miles to Rd. 17, and north 6 miles. Or from Loveland, take I-25 south to the Johnstown-Milliken exit Highway 60), head east into Johnstown to Parish Ave/17 (McDonald’s) and turn south.
