Keep the car in the garage: David Weekley previews a walkable lifestyle at Belmar wrapped by shops, dining

If you haven’t seen Belmar lately – Lakewood’s new-urban master plan that already has two dozen restaurants/taverns and 70 places to shop (including Whole Foods) – you’re going to be amazed at how rapidly the 22-block area has gained new attractions, and people who want to be close to them. Tomorrow, David Weekley Homes will give you one of the first preview tours of Villas at Belmar – the first six homes within a hop-skip-and-jump of three taverns and Belmar’s Block 7 art galleries.

Not surprisingly, four of the six townhomes are already sold coming into Saturday’s preview – two left, priced from $408,413. Meanwhile, David Weekley is creating two additional townhome sites in Belmar – more coming soon near today’s location, W. Alaska at S. Reed Court; and more headed sooner-still for a site by Belmar Square Park (you can join the interest list for pricing to be released soon).

But expect those prices to head upward as David Weekley moves into its second phase and beyond, says Brian Walsworth, who’ll greet you today at a temporary information center on Vance Street beside Whole Foods, directly across from Target. Walsworth is an expert on these new-urban situations – he previously sold for Weekley at Lowry.

“This is such a walkable area, you may just want to keep the car in the garage,” he said, as we ambled through Belmar from the sales center, past Baker Street Pub, Elephant Bar and Grappa, over to the units you’ll see today. “It’s nothing like those large master plans where people are waiting year after year for the restaurants and shops to arrive; it’s all here now.”

Sure enough, Rocko’s Cantina is kitty-corner from the first six. These are still weeks from being trimmed out – but you can already get the idea of the floor plan: main-level entertaining area with ten-foot ceilings, a large second bedroom on the upstairs level (almost a double-master situation), and a ground-level third-bedroom/bath that could be a street-level office, beside the garage. Walsworth is having the two homes available, each around 1,800 square feet, trimmed out with upgraded finishes including extended hardwood floors, stainless appliances and more.

This is literally a block from Belmar’s First-Friday Art Walks (the next is set for Aug. 1). “We’re getting a different buyer than at Lowry,” Walsworth adds, noting that these townhomes are less expensive. His first purchasers are divvied up between younger ones making a first or second home purchase, who want the easy commute to downtown Denver; and people selling larger homes, wanting to get rid of the maintenance and to walk to dining. Both, he adds, like Belmar’s good accessibility to the mountains; and plan to use a shuttle service Belmar will run to the new West Rail Line station to downtown.

Villas at Belmar has no HOA fee – snow removal is wrapped into a metro district. David Weekley’s information center is beside Whole Foods. From the Sixth Avenue Freeway take Wadsworth south a mile, past Alameda, to W. Virginia Ave., turn left (east) one block to Vance, and then left again. There are several free parking lots close to the information center.
