With models grand-opening today, Lennar already has rapid sales in a Golden neighborhood close to trails

Even on a weekend when Denver has the fastest home sales in the entire nation, Lennar Homes has a grand opening for two new models today that’s already so successful that market stats can’t explain why. “It’s because we’re in Golden,” says Tobi Barbre, who with Laurie Mindnich has 33 sales lined up at Lennar’s new Table Rock Ridge – one of the only new-home communities in Golden; the lowest priced with this kind of access to Golden’s movie-set downtown and endless bike trails.

Barbre and Mindnich will let you be among the first to see inside the decorated models, one of them a roomy ranch, a mile north on Hwy 93 from the trailhead up North Table Mountain – closer still to the Belcher Hill Trail into Jefferson County’s scenic foothill open space.

Practically all of those buyers are into biking or hiking; and all of them are part of a solar community – one that doesn’t add a dime to the cost of their new home, yet provides 20 percent off their future electric bills during sunlit hours. That works for families coming out of Golden – some of them working for the National Renewable Energy Lab; and just as well for buyers who commute up 93 to Boulder.

Golden, Barbre says, is one western Denver suburb that breaks the Boulder Barrier – attracts buyers who not only work in Boulder but who wish they could afford to live there. In exchange for the commute, they get well rated Jeffco Schools including nearby Mitchell Elementary (9-for-10 stars at GreatSchools.net); and are a few minutes from the dining scene on Golden’s historic Washington Avenue with Old Capitol Grill, Table Mountain Inn, and other date night spots.

All of this starts from the low $400s: “Buyers tell us that everything they see in resales at our price needs lots of work,” Barbre adds. “Realtors say there are slim pickings at this price point.”

“You guys are a better value,” a buyer told Barbre as she picked a home at Table Rock Ridge over other builders. You can choose your lot, or one of four homes Lennar has on track to deliver in October. One is a ‘Huntington’ FIVE-bedroom PLUS main-floor study, 3,083 feet, on a corner site with garden-level basement and 3-car tandem garage. It was priced at $509,071 – but is $499,900 during the grand opening.

All get Lennar’s “Everything’s Included” approach to features and options – items everybody wants like a fireplace, granite counters, stainless appliances, hardwood kitchen-dining floors, air conditioning – included at the standard price. To reach, take the Washington Avenue exit from Colorado 58, head north a half mile to Highway 93 and then north 2.5 miles to W. 58th Avenue. And you’ll find more ready-to-move in homes in nearby Arvada within easy commuting range of either Denver or Boulder, at Leyden Rock (west of Indiana Avenue at W. 80th), and Candelas (west of Indiana on Candelas Parkway).
