Arvada’s super-popular Leyden Rock, with 17 miles of trails planned and its first community park open now, is already seeing typical prices climb through the $400s, into the $500s and $600s – but Lennar Homes has a batch of designs on track to deliver by Thanksgiving at well below that – one you can tour today from just $389,900.

The pricing on this and other homes Lennar is readying for the holidays, is unlikely to make it to next year – a chance to save money during a season when people have plenty to do other than home hunting, says Paul Bursey, who’ll be at Leyden Rock today with Cindy Ditallo to greet you. “That’s probably the lowest priced new single-family home in Leyden Rock,” Bursey adds. Lennar’s pretty neighborhoods around the park are filling with families anxious for the top-rated schools including Ralston Valley High – but also with buyers who are downsizing, wanting single level living close to recreation and outdoor living opportunities, says Lennar regional sales manager Don Rhine. That profile works well with Lennar’s NextGen concept of home design – including a separate unit with its own kitchenette that can work for when Mom moves in with the kids and grandkids (you can tour a model of one, and see a NextGen ranch that’s at the special pricing, ready right away, at $474,900). Many buyers come from Arvada, wanting to stay inside their coveted city limits – but Rhine and Bursey say they’re now seeing a surge of buyers who are arriving from Boulder and from the U.S. 36 Interlocken corridor, with Ball Aerospace, Level 3 and other employers within EASY commuter reach of here. “Boulder buyers are really looking at this now,” Bursey adds – citing outrageous prices that Boulder city resales command for far less space than this.
