Landmark’s sales are taking off, as three Signature models debut tomorrow in DTC, steps from good shops, dining, theater

The Landmark – new-urban styled condominium that towers over The Landmark entertaining-dining-shopping area in Greenwood Village – is opening three of its Signature Residence models tomorrow; but sales have already taken off there. In the month since East West Partners re-introduced The Landmark, 17 units have already sold, more than East West had initially released for sale, one of them at $1.6 million.

You can be one of the first to get a look inside the new models – ranging from a 2,000-square-foot 2-bedroom plan to a penthouse-style 3-bedroom-plus-den on the 15th floor, 3,327 square feet. But if you’re serious about taking advantage of The Landmark’s opportunity for low-maintenance luxury, you need to get the feel of the terrain now, says Brad Arnold, who is heading up East West’s reintroduction of the tower.
“We’re already seeing tremendous absorption across our entire range of sizes and prices, including very fast movement in the lower price points,” Arnold said, noting that his team was inundated with buyers during the opening a month ago – and has another 30 to 40 interested parties seriously considering this move. Among the early sales, the lowest priced offerings rapidly disappeared – pushing the project’s minimum range up from the $350s to the $550s this weekend.

The never-before-seen plans you’ll tour tomorrow will be a first chance to see new architecture that East West brings to this project – designed by Davis Partnership Architects and furnished by HW Home. You’ll see a more modern take on the new-urban lifestyle – some a little more open; all a bit cleaner in design than the Classic plans designed by the original developers before the project disappeared from the market.

“We talked with existing residents in Landmark about what they liked, and saw the changes they had made in their homes,” says Amy Cara, partner with East West who’ll be on hand tomorrow. But it’s already obvious, she adds, that Classic designs are selling rapidly, too. “Buyers feel the clouds have lifted now and they’re responding to everything. The difference in the two collections allows a chance to match your tastes and a particular plan around your furnishings.”

“It shocks me just how different people’s tastes can be,” adds Arnold, who’s seen younger buyers opt for the more traditional plans – older ones for the edgier look that reminds more of what’s happening in LoDo. “For some buyers who are coming out of big-family homes, this may be their first chance to have a white couch,” he notes.

Either way, they’ll get the lifestyle – not just the pool and concierge-style amenities, but Landmark’s classy theaters and the choice of dining right downstairs at Ted’s, Pizza Republica, Hapa Sushi, Yanni’s, Jing, and Slattery’s. Cara adds that Landmark has developed a sense of community that buyers tend to want in a lock-n-leave offering; enhanced by an HOA that has weekly residents’ events – a casino night this month, movie showings, football parties, and more.

And whether you’re looking to mix it up with people or hide out and enjoy the views (the three Signature models each show off different ones that highlight the choices), The Landmark is unlikely to be duplicated again along the south I-25 corridor – a market that’s changed rapidly over the past few years, making it much tougher to create this kind of project. You can see a few Classic Residences that can deliver soon, and an initial seven Signature Residences scheduled to be completed by years’ end. Take Orchard west from I-25 to Quebec, turn north to E. Berry, and east to Landmark Place into the community.
