At Arvada’s Leyden Rock, Remington roars through half of its patio ranches in six months, WAY below Boulder County prices

When Remington Homes – a Colorado-bred builder with deep credentials in designing low-maintenance ranches – opened its model ranch at Leyden Rock in west Arvada last November, there were only two new homes on their site, opening onto a south-running vale that overlooked a good view of Pike Peak and downtown Denver. Fast forward to this spring, and Remington has roared through over half of its original 45 sites, has loads of examples of how well those ranch plans work into a neighborhood, and is now looking at another 14 view lots in Leyden Rock that you can preview today.

Most of those buyers are coming out of Arvada and other west-Denver suburbs, driven by a real estate market that often sees their older homes go under contract the same weekend they list them. “They put them up for sale on Friday, and then go through the bids on Monday,” says Cory Filkins, who will show you Remington’s sharp looking luxury-ranch model today. It has a particularly appealing entertaining area, with a private entry to the master, along with the big deck and daylight walkout basement that’s characteristic of most of Remington’s lots — looking down at that city view, some ‘single-loaded’ with no other home planned behind them.

Meanwhile, Remington’s prices here are still from as low as $403,000 (Filkins has at least one lot with no view premium that can deliver a home at that price). That creates great opportunities for those Arvada sellers to get going with Remington on a highly customized version of one of their plans, on a site of your choosing. Meanwhile, this should appear even more appealing to buyers looking at west Arvada from the vantage point of Broomfield, Louisville and other Boulder County locations along the U.S. 36 corridor, where prices are $80,000 to $100,000 higher for anything comparable.

What you won’t find at Remington in Leyden Rock, Filkins notes, is an age-restricted community where everybody grew up with Bill Haley and the Comets. Remington’s large ranches with opportunities for attractive basement-level finish appeal to some growing-family buyers as well as to ones downsizing or moving to be near grandkids. You also won’t find any quick-move-in homes here; too much demand, Filkins says, and most buyers want to start from scratch and customize.

The smallest Remington plan is 1,750 square feet – but all of them get a 3-car garage and a full walkout; allowing Remington to offer the option of finishing some daylight space with two guest bedrooms, entertaining area, and a big storage space, at an attractive price (the model shows a well-appointed wet bar and a second fireplace down). With an out-of-the-ordinary look that’s well worth seeing, Remington’s ranches at Leyden Rock are a little harder to find: Take Indiana north from W. 64th 1.5 mile to W. 80th/Leyden Road and west a mile and watch for a right turn on Orion, then for a left turn with Remington signs.
