A nearly 20,000-square-foot Louisville office building didn’t even make it to market before an investor scooped it up for $4 million, or $201 per square foot, one of the highest prices paid for a downtown property.

City officials said limited inventory and small-town charm have led to increased demand and higher prices in the historic downtown. The building, at 726 Front St., last sold in 1993 for $700,000, according to property records.

“There’s not a lot of inventory, and when properties are sold, they never really hit the market, because sales occur before they’re actively marketed,” said Jim Tienken, president of Louisville’s Downtown Business Association.
