In a market where people have to bid against other buyers just to purchase older houses that’ll require plenty of fix-up, Shea Homes is drawing families from all over the north area to see its Shea3D models in master-planned Colliers Hill in Erie. But Shea’s Scott Beaumont (he’ll meet you today at Colliers Hill) says that the 41 families who have already purchased there in 2015 are escaping from more than the bidding wars. “They’re picking Erie now as a destination,” he says, of the town ranked as the 4th ‘Safest Town in America’ last year by Movoto.
“They feel the schools are better, and they want Erie’s small town feel rather than the congestion they’re sensing closer in.”
At Colliers Hill, arrayed across 963 acres along Erie Parkway three miles west of I-25, they’re also feeling a kind of magic that created such success for Shea Homes at Highlands Ranch and other master-planned areas: sharp looking neighborhood design that’s matched to recreational amenities that will create quick relationships between residents. Colliers Hill, being developed by Boulder-based Community Development Group, already has some of its planned 15 miles of trails and 400 acres of parks in place, and is underway on a pool and 6,500 square foot clubhouse.

It’s priced at $411,261 – no bidding wars involved, on a block where you’re going to be impressed by how nice all of the surrounding homes look.
There are other reasons why you should be looking at this, according to stories that Beaumont hears from buyers who are shopping resale homes in surrounding areas of Thornton, Westminster, Broomfield and Lafayette. “People tell us about facing multiple competing offers above the asking price,” he says. “And if you’re wanting to use a special program like VA financing, you’re at the back of the queue.”
All of that makes the option of having Shea start a home from scratch look pretty attractive –- picking between those Shea3D options of entertainment, outdoor and kitchen lifestyles. “You’re getting to design around the way you want to live, rather than having to live around somebody else’s design,” Beaumont adds. “And with prices in the metro area rising as fast as they are now, you’re building in equity while your home is being built.”
Shea’s models at Colliers Hill are a mile west of St. Vrain Valley Schools’ Erie High School. Take I-25 north past E470 and continue three more miles to Exit 232, Erie, and head west three miles to Colliers Boulevard, then north to Dawn Avenue. Or if arriving from Boulder, take Baseline east to U.S. 287, north 1.5 miles to Erie Parkway, and east 2.5 miles.
