At Southshore, with its coveted Cherry Creek Schools and lake-oriented amenities, Village introduces roomy 4-bedrooms

As a new home destination, Southshore has everything going for it this summer: a Cape Cod-styled lake club overlooking the miles of trails and shore at Aurora Reservoir, a Cherry Creek middle school/high school campus, and lots of dining and conveniences that’ve arrived, including a flagship King Soopers Marketplace store. What Southshore hasn’t had is a line of well-priced 4-bedroom homes for all of the families that want to be here; but Village Homes fills that gap today as it brings in a new Artistry Collection of larger, mid-priced homes from the low $400s.

The Artistry designs – 2,944 plus 3,401 square feet plus a roomy ranch at 2,334 feet – are arriving specifically to meet demand from families wanting those schools and amenities, say Nance Meyer and Greg Hartman, who’ll show you the plans and their home sites and pre-model prices. (Village already took an order for one home this week, and another contract is likely by the time you arrive today).

Meanwhile, this area is suddenly flooded with interest from buyers, some of whom discovered it while watching June’s spectacular Air Force Thunderbirds show from the shoreline. “Southshore is really coming up,” says Kentwood Realtor Jason Cummings, who has Village building a Southshore home for his own family. In the past three months, Cummings has had four listings in the area, all of which sold in a single weekend, with multiple offers at well over asking price. “Think about logistically, and you’re 20 minutes to DIA, DTC access is easy, you have top of the line schools, and Southlands,” Cummings says. The new mall west of Southshore has become hugely popular now, he adds. “You can’t go into those restaurants any more without reservations.”

Add to that Southshore’s club styled amenities – the Lakehouse poised above the 800-acre reservoir, where families come for swimming, fitness center, club bar, firepit, private lake with paddleboards, and a vast network of trails, plus a year-round calendar of kids activities that Meyers says moms love. At Southshore, families get that for HOA dues of $135 a month – well below some competing areas. Meyers and Hartman say families here like their saltwater pool: cleaner, less crowded, and with no chlorine smell that comes home in kids’ clothes.

There’s another aspect to that value that comes with Village’s newest release of home sites, for these Artistry designs now underway. “The people there are cool, very friendly,” adds Realtor Cummings. You’ll see plans for a Wheatley four-bedroom design – 3,400 square feet with 2-story great room, main floor study, kids bedrooms all with either ensuite bath or on a Jack-n-Jill, and a full-wide 3-car garage, standard.

You can also tour models from Village’s Generations series with main-floor master suites from the mid-$400s, Signature Collection from the mid-$500s, and Hometown Collection from the mid $300s. From E-470 take Smoky Hill east past Southlands, two miles to Arapahoe Road, turn left, and continue a mile to Shady Grove, then left to Costilla.
