Nobody ever really doubted when new-urban developers East West Partners announced last year that they’d re-introduce The Landmark residential towers in Greenwood Village – wrapped by a dozen popular taverns and shops – that units would evaporate like rain after a thundershower. Now, a year later, The Landmark is 90 percent sold out, and East West has only around a quarter of its 107 units left; while new dining and entertainment arrives at The Landmark to add even more allure to the location.
I asked Brad Arnold, East West Partners’ Vice President of Sales & Marketing, whether this buyer is shopping the walk-to lifestyle against the one available downtown? “Our buyers really don’t want to be downtown or in Cherry Creek, they want to be here,” Arnold said. “They’ve already explored those options, they like the restaurants, but they want less urban, less concrete, less congestion & more places to walk.” The majority of purchasers come from a swath of neighborhoods from Cherry Hills Country Club, south across Arapahoe County, and Greenwood Village, south to Highlands Ranch & Castle Pines. That buyer is competing now for a smaller number of units (just four left below $650,000) – but all with the two-bedroom/two-bath or larger sizing that couples downsizing want to see; along with other features they consider essentials: larger closets, laundry rooms, and powder baths for entertaining. The Landmark still has a handful of 3-bedroom-plus den penthouses available (three sold this month!), as well as a good selection of 2-bedroom-plus-den/study units that have been the shank of this year’s sales – from $750,000 to $1 million. Meanwhile, East West Partners has also taken over The Landmark’s commercial space inventory – and has seen new arrivals like Upstairs Circus, Espresso Americano, Cycle Bar, Bad Daddy’s Burger Bar and The Palate Food/Wine Bar join the action along with Ted’s, Pizza Republica, Hapa Sushi, Yanni’s, Jing, Slattery’s and others. The Landmark’s six-screen theater – lounge concept with bar, servers and serve-yourself popcorn, is a total success that’s a draw for this buyer all by itself, feeding into the late night restaurant scene here. Prices start in the $580s – a cost-per-foot for these remaining units that compares favorably to comparable luxury buildings either taking shape in Cherry Creek, or downtown. You’ll tour six gorgeous models and see the views you get from The Landmark – and better yet in a market with little or no inventory, see homes ready to move in now. All of the remaining units have been now completed to East West’s new Signature finish and trim standards, meaning no more construction activity; and back to the high quality concierge services & amenities that these residents get as part of the lifestyle here.
