At Belmar, the new-urban community in Lakewood that creates its own, virtual downtown seven miles west of downtown Denver, David Weekley’s Donna Martin knows exactly who her buyer is for a limited release of spacious, 3-level townhomes here. That buyer is comparing her prices – around $450,000 for a 3-bedroom, 3-½ bath townhome-type product with 2-car attached garage — to prices buyers see for that kind of space in LoHi, Sloan’s Lake, or other hip areas near downtown.
David Weekley’s ‘Central Living’ designs have the walkable access to dining and attractions that these buyers want from a community. All homes are a short walk from 22 dining/tavern establishments, plus Cinemark Theaters and Whole Foods; right across from a park (some will face right onto it, others will have some mountain views, according to Martin). What they HAVEN’T had until today are any units far enough along to tour the actual space – but Martin remedies that this afternoon, giving you the very first look inside two actual homes, now far enough along to see the kitchen and bath finishes. “This buyer is famous for waiting to see real units before making a purchase, and we expect these to move briskly now that they can,” she adds. Downtown Realtors who were given a preview this week; “This is a value that people can’t touch near downtown,” one agent told Martin. You’ll tour two homes, both trim-selected by Martin (she was a decorator in another life) – both contemporary, one a little more European black-on-white, the other softer wood tones with rich glass tile; and both showing slab granite, stainless steel appliances, and the size-value of these spaces. All 3-bedroom, 3-½ bath, around 1,830 square feet plus the oversized garage, baths on all three levels, engineered wood floors under 10-foot ceilings through the entertaining area, and three balcony/deck-type outdoor spaces. Master bedrooms have dual walk-in closets and luxury baths.Martin notes that this is the weekend to view Belmar with the lowest traffic: On Sept. 11-12 an expected 100,000 people descend on the community for the annual Festival Italiano.
