Even before Denver’s market moved into high gear this year, KB Home had buyers virtually beating down the door when it opened 70 lots for large family homes in Lyons Ridge, overlooking beautiful Red Rocks County Club in south Jefferson County. This is a site that has everything going for it – views of the golf course and the red rocks around Morrison from many homes, easy access to 470, and shopping within a few minutes. A year and a half after it opened, there’s only a single home left – a model show home overlooking the golf course.
People were lined up when the models opened in January 2014, and KB had to hold drawings to apportion some lots to buyers. The final model (KB Home has two, but the other sold last Sunday) is a Pinery 4-bedroom 3-½ bath plan, with 3,044 square feet finished on the primary levels, plus a daylight walkout basement finished with an additional 1,356 square feet of rec space and a guest bedroom and bath; total 4,400 square feet. There’s a party-sized covered deck overlooking the country club golf course, and a three-car garage – all trimmed to show home standards, with a decorator-appointed interior and designer landscaping, front and back. The price is $1.1 million. Meanwhile, this is the corner of town where it’s the hardest to find any new homes for sale, tucked up against the foothills, where most home sites were built out years ago. “Living in Lyons Ridge is like living in a mountain retreat,” says Randy Carpenter, Colorado Division Vice President of Sales and Marketing for KB Home. “You’re surrounded by foothills on all four sides.” Many buyers of the 69 homes already sold were from nearby areas like Ken Caryl Ranch and other South Jeffco areas that had discovered it while driving around, or spied it while heading up U.S. 285 past Morrison. Lyons Ridge (it’s named for the prominent rock formations to the east) has a Morrison address; but is only two minutes from C-470 – making this an easy commute to Denver West, the Federal Center, new St. Anthony Hospital, or south to Lockheed Martin and the Denver Tech Center. “Lyons Ridge is a really special place,” adds Carpenter. With plenty of nature surrounding the site, the community has plans for three miles of trails and a community park – and you can inquire about available social and golf memberships at the Red Rocks County Club (around half of residents in Lyons Ridge have done that). “It’s one of a kind,” says Carpenter of the show home, “the view, and the ease of moving into this home with all of the upgrades and decorator quality finishes in place.” You’ll see a gourmet kitchen with an oversized island with designer cabinets and quartz counters; a double-sided fireplace; a study set behind double doors, all joined by hardwood floors throughout the main level. There’s a loft on the upstairs bedroom level, an oversized master suite with seating area and 5-piece bath showing quartz counters; and the finished basement has a wet bar. To tour that final show home, take C-470 to the Quincy exit, head west over the freeway, then south towards a traffic circle at Belleview. Turn west on Belleview and head through the hogback 1.3 mile to the community entry at Red Deer Drive.
