Getting your player ready...

There are plenty of places to see nice floor plans – but Ryland Homes has a neighborhood where you can tour eye-catching architecture indoors-and-out, and then match it to a home site of the same quality. “People buying here are looking for something unique, special,” says Matt Bond, who’ll show you Ryland’s eye-catching Perspectives 4000 Series models at Whispering Pines, just east of E-470 at the Gartrell Road exit – on a hilltop where many sites can take daylight walkout lower levels, and offer sweeping mountain and city views.

If you like the looks of Whispering Pines — tucked into the northern edge of the Black Forest south of Aurora Reservoir and served by coveted Cherry Creek schools – Bond can also show you two homes that are set to deliver now, homes that could have you nestled in by Christmas. Buy those or any other Ryland home that can close before New Year’s and you’ll get a substantial savings off the list price – up to $20,000 in total value on some.

That includes a popular ‘Scene’ plan with a wide-open entertaining area showcased from one of the two model homes at Whispering Pines – over 2,500 square feet of finished space, with four bedrooms, 3-½ baths, main floor study, gourmet kitchen, and an oversized 2-car garage. Nearby, Bond will show you one that Ryland has sited on a lot with mountain views, displayed from a deck above a full walkout basement.

While it was under construction, Ryland had it priced at $537,630 – but buy it and close by Dec. 31 and you can have it for $525,000 – plus some added savings toward your closing costs, provided you use Ryland’s preferred lender.

“During November, you’re looking at real opportunity,” Bond adds. “It takes months to build a nice home, and we want it sold and closed now. Wait until next spring to buy a home like that, and you’re back in the pool with all of the other buyers, paying full price.”

Speaking of pool, Whispering Pines is a cut above in terms of master-planned amenities, as well – planned for a neighborhood pool with community center and trails. Ryland’s hilltop site has stands of Black Forest ponderosa pines, tagged by the builder for preservation. “I tell people this is going to be the same high-quality neighborhood that you can see in nearby areas like Tallyn’s Reach – with the added advantages of up-to-date interior design with the newest technology.”

Ryland has home designs it can deliver from $385,990 – actual price for some sites that currently have no lot premium. And all of Ryland’s homes at Whispering Pines include kitchens with slab granite, maple cabinets, areas of hardwood, stainless appliances, and Energy Star rated performance features, at no added cost. The pool and other amenities will be financed by a metro district – no monthly HOA dues.

Watch closely for Irish Drive on your first trip in: From E-470 take the Gartrell exit, head south a block to Aurora Parkway, then turn north a mile to Irish and head east. Or from Smoky Hill Road near Southlands, take Aurora Parkway south a mile to Irish and turn east.
