Getting a good view and getting good commuter access are two different things — advantages that are hard to find in a single neighborhood around Denver. But CalAtlantic Homes will show you a place like that today, only 15 minutes from the DTC, that still has prices from under $400,000.
At Whispering Pines, veteran new home counselor Matt Bond will walk you through a rim of sites that CalAtlantic has opened where you can choose your view: say, the south Front Range from Devil’s Head to Mt. Evans; or across the night lights of Denver to the Indian Peaks beyond; or over open space crested by Black Forest ponderosas.
Whispering Pines is so accessible that my trip out from the DTC to CalAtlantic’s two Perspectives 4000 Series model homes was literally 15 minutes via E-470 to Gartrell Road. CalAtlantic has several homes ready or near-ready now, including a ranch with a walkout lower level at $490,000 that could have you cutting your drive to work, and using time saved to sip a cocktail while watching the sun set behind Devil’s Head Peak. Your kids, by the way, are in Cherry Creek Schools (read reviews on Black Forest Hills Elementary at GreatSchools.org).
If you’ve been looking for views, you know that builders make a big deal about them in situations where the offerings are modest — NOT the case at Whispering Pines. This is a hilltop that slopes west, where you can see exactly how the views will array from homes, and how protected those will be as the area grows and matures.
“Not everybody wants a view,” says CalAtlantic Colorado Division President Dan Nickless, who told me that there are some buyers who could care less, and like this location for its other features. In those cases, CalAtlantic has some sites with no lot premium whatsoever – where you really could order a home from scratch from under $400,000.
But you’ll be amazed how far your dollar will go when a great view as part of the package: Take, for instance, a Collage plan, three bedrooms and 2-1/2 baths with a deck and a daylight walkout basement included, and a view that’ll span downtown Denver to the Continental Divide. Itap loaded with options – extended hardwood floors, kitchen with quartz tops, and stainless appliances – at just $475,000. You can tour it today and be moved in before the Super Bowl.
There’s a Bliss ranch with a walkout and view, on a slightly longer timeframe that will allow you to pick your own colors/options, for a spring move-in, $492,665. And if you have more time to plan out a move, right now Whispering Pines will let you choose from a very attractive range of sites (including some backing to dedicated Black Forest open space), and still deliver a home expeditiously – not way out in the future, as the market is dictating now in a lot of areas.
Whispering Pines is scheduled for a pool with community center and trails, in addition for the dedicated open space — financed by a metro district – no monthly HOA dues. From E-470 take the Gartrell exit, head south a block to Aurora Parkway, then turn north a mile to Irish Drive and head east. Or from Smoky Hill Road near Southlands, take Aurora Parkway south a mile to Irish and turn east.
