Market forecasters are already predicting that the Denver area is in for another brisk housing market this spring – something that’s no surprise to Toll Brothers’ Heather Gray in Broomfield, who saw batches of homebuyers begin arriving at her impressive model at McKay Shores the day after Christmas – and has now seen gathering momentum through three cold weeks of January.
“This part of Broomfield has everything going for it,” Gray says of her setting at The Enclave at McKay Shores for Toll Brothers elegant’ styling, situated across the open space from 61.9-acre McKay Lake. (It’s close enough that Gray saw new residents hiking into the lake to shoot their holiday family pictures.) “People love these Adams Five Star Schools, they have a new King Soopers within a half mile, and they prefer the easy access they have both to downtown and to DIA from this end of Broomfield.” Toll Brothers is already out in front of that market – with both a roomy ranch and 4-bedroom main-floor master suite design, both of which you can tour today after you visit the model. Both designs are on track for April move-in — far enough along that you can see how they lay out and get an idea of the lush finishes Toll Brothers is wrapping in: hardwood floors throughout the primary level save for bedroom spaces; fireplace; deluxe kitchens appointed with double oven, 36-inch gas cooktop and stainless appliances; upgraded tile in the master bath; and expanded basements. The Breckenridge ranch, on an extra deep home site, is priced at $593,995 – one that Gray says will look like a value to buyers who have been exploring resale neighborhoods in Broomfield, Westminster and Thornton, seeing older houses that will require major projects to get them to where they’ll feel worth moving into. Gray will also show you a new section of home sites open – some exceptionally sized for The Enclave, one as large as a third acre. But the clock is ticking on Toll Brothers’ prestigious architecture for this part of Broomfield – well less than a third of The Enclave’s home sites left to go; and fewer still in Toll Brothers’ area of larger sites, The Preserve and McKay Shores. “This is the perfect time to come look,” Gray adds. “You can see the remarkable styling that Toll Brothers is famous for, with the impressive entryways and staircases that make for a perfect prom night photo. And if you have time to build, you can still see a very good selection of sites.”
The Enclave at McKay Shores has a Broomfield address – along with a community pool, and good access to new shopping, dining, and to Legacy High School (8-for-10 stars at GreatSchools.org) and either Meridian or Coyote Ridge Elementary (each 9-for-10 stars).
