Last chance for ‘urban-suburban’ lifestyle: At The Landmark in Greenwood Village, everything buyers ever wanted is now on site

When new-urban developer East West Partners took over sales of the final 107 units at The Landmark in 2014, the first thing they did was survey homeowners about what, if anything, they thought was lacking in The Landmark’s urban-suburban lifestyle. (At that point it already had a half-dozen walk-to restaurants, two taverns, six-screen movie theater, plus club-style amenities waiting an elevator-ride away.)

A year-and-a-half later, every additional item on that wish list (more fast-casual dining; a breakfast place; a coffee hangout; a wine bar) has arrived at Landmark: Baristas at Landmark’s Espresso Americano serve up lattes and double-shots with that same “Hey, I know you,” persona that coffee addicts get at the big franchise bars. Lucy’s over the Comedy Club does great eggs benedict and huevos rancheros. Bad Daddy’s Burger Bar and The Palate are attracting destination diners along with locals; joining Jing, Yanni’s Ted’s, Slattery’s, Hapa Sushi and more.

What’s gotten scarcer rather than more plentiful at The Landmark are new condos: Only 19 left when you visit this weekend. The good news, says East West’s Brad Arnold, is that you can see everything completed, everything priced, ready for move-in – including its five lavish model homes. (“We’ve noticed many people want to buy a model home with that exact view,” Arnold said. “This is a chance for that.”)

At this point, East West knows exactly who that buyer is. Although the hip dining scene is as likely to appeal to a younger set as an older one, prices of remaining units (all at least two bedrooms and most in the two-bedroom-plus-den/with powder bath range) start at $600,000, with the shank at about $800,000 – beyond most younger buyers’ abilities. “This buyer is likely to be downsizing from a big house within an eight-mile radius,” Arnold says. “They want the urban amenities, but they don’t like the look of downtown Denver or Cherry Creek – too much of a feeling of being in the grid, too much congestion, no place grassy to walk the dog.”

Arnold (he’s East West’s Vice President of Sales & Marketing) has a big view of the developer scene around town, and gives another reason to look at these now, while you still can pick and choose: “There’s nothing else like this.” Although developers have plans for condos in Cherry Creek and LoDo (including East West’s own Coloradan, arriving in 2018 at Union Station), no condo project has been announced for south I-25 with Landmark’s walk-to attractions, plus the suburban grocery shopping and nicer parks that this buyer already uses.

Could another tower arrive nearby with units like this? “Actually, that would be great,” Arnold says. A new project, he says, would likely have prices in a $600-per-square-foot range; as opposed to the $400/foot to $425/foot pricing represented by these final 19.

Today and this weekend Arnold and his team will show you all of the final available 19 residences, including Unit 1115 – right down the middle of that cost-per-foot. It’s a two-bedroom-plus den, with the added powder bath, each bedroom with an ensuite bath that make almost a dual master situation. “The den is big enough that some buyers get a murphy bed to work as a guest bedroom,” he says. The view is stunning – the south ranges with Pikes Peak and Devil’s Head on the horizon. The price is $855,000 — $415/foot.

You can also see one final 2-bed/2-bath unit in Landmark’s west building, still at $600,000. Arnold’s team will show you safety features and quality concierge amenities residents get with the lifestyle. To visit the final 19 homes, from I-25 take Orchard Road west to Quebec, turn north to Berry, then east to Landmark Place, and into the entry area.
