Spring is still two months away, but buyers are already flocking to Village’s scenic ‘valley’ in Arvada’s Candelas

Everybody knows new home buyers don’t get serious about shopping until well after the Super Bowl – except this year, that is. In master-planned Candelas in Arvada, Village Homes opened models in one of Candelas’ most attractive sites – a protected valley that has water features, a park and rolling open space, over the hill from where a national wildlife refuge opens in 2017. Now, buyers are clamoring over homes and sites in Village’s Valley View; and six have bought there just since Jan. 1.

‘We like this; we expect to look across something like this,” one couple told me, visiting from the Vail area, who were looking at Valley View with Realtor Dominic Massa after viewing Arvada resale homes. In addition to Village’s ranch and 2-story model, they were headed into a ranch Village has ready to go right now: three bedrooms and 3-½ baths on a choice site that allowed for a daylight walkout basement and extended deck, pointing back to the open space. It’s in the mid-$500s, working in a special incentive Village has on homes ready to deliver.

Ranches are proving hugely popular for Village in Candelas, says Alexandra Thurston, who along with Janet Romano will show you Valley View today – including that ready-to-go ranch and a designer show home of the same plan. “These ranches attract a broad mix,” Thurston adds – younger couples who can’t find anything near this value in the resale market, to older buyers resizing into ranches as a final move.

That special incentive isn’t likely to last long. That frenzy of buyers in frigid January already scooped up four of the homes Village was readying in Valley View for the spring market. Helping spur the demand are the slim pickings that buyers see in resales in this part of town: houses with outdated plans and less energy efficiency.

Compare that to what Village will show you at Valley View, just up the hill from Candelas’ first neighborhoods that opened two years ago: better views of the foothill ridges to the west, but with closer access to Arvada’s shopping and highly rated schools than neighborhoods further west have. The three models show standard 3-car garages and imaginative interiors that have more depth and intrigue than you’re seeing in older homes – eye-catching master suites with direct access to a laundry room, and lots of options for outdoor living space.

While you’re looking at that quick delivery ranch, ask about another opportunity at Candelas: a chance to buy Village’s Saville model home that won the National Association of Home Builders’ 2015 national award for architectural design, now available as Village closes out its Sundance enclave in Candelas. It has a main-floor master and very private outdoor living spaces (including outdoor dining with a fireplace), a short walk from the rec center — a chance for a designer model home surrounded by very attractive, walkable amenities.

From Arvada take W. 64th west to Indiana, then turn north three miles (past Highway 72) to Candelas Parkway, and west 1-½ miles, past most other models, to W. 95th Lane. Or from Boulder, take Highway 93 south 9 miles to Highway 72; turn east two miles to Candelas Parkway.
