If you’ve been searching Boulder, Broomfield and other areas along U.S. 36 for a single-family home that’s both available and reasonably priced, CalAtlantic has a new neighborhood to show you in Erie today, served by Boulder Valley Schools, that has prices from right around $400,000. Those are likely to be $50,000 to $70,000 less than new homes you’ve seen in Broomfield; less even than badly dated homes cost in the city of Boulder, says Dan Nickless, Colorado Division president of CalAtlantic Homes.
“This is a commuter location that works heading into Boulder, the Flatiron Crossing area, or downtown Denver,” adds Nickless. Current buyers include families that like the schools and recreational amenities (Compass has a bike trail corridor passing directly east and a large Erie town park planned adjacent); but also those attracted by its choice of two ranch designs, some of them ‘right-sizing’ from older houses, others reaching to make their first home purchase. You can tour two models including a roomy ranch – and if you like their looks, there is a choice selection of homes on track to be ready for move-in this month – including an 1,801-square-foot 3-bedroom ranch that’s priced at only $464,404; and a big-family six-bedroom/four-bath home at $543,234. The latter has a wide-open floor plan that shows a family room fireplace, a study behind French doors, a full finished basement with guest bedroom/bath, a full-sized covered patio, and a tandem 3-car garage. Nickless notes that it’s a plan that will work for families wanting an intergenerational home – maybe parents coming to live. Compass is less than a mile from the Town of Erie’s comprehensive recreation center and library; and has choices of major grocery shopping nearby, and a new King Soopers scheduled to arrive east on Baseline/Highway 7. Boulder Valley’s Lafayette Elementary School gets a 7-for-10-star rating at GreatSchools.org, seven minutes from the neighborhood. The drive into Boulder is only 20 minutes, just 15 minutes or so into Interlocken and Flatiron Crossing. The models are just west of County Line Road, just north of Arapahoe Road. To reach from Denver take I-25 north past the 470 Northwest Parkway interchange, to Exit 229 (Hwy 7/Lafayette); head west four miles to County Line, and turn north a mile, just past Arapahoe Road to Compass Parkway. To reach from Boulder, take Arapahoe Road east eight miles to County Line Road and turn north a block.
