Denver leaders apparently believe in the Easter Bunny when it comes to land use. With the sale of the current Warm Welcome child care facility at 14th Street and Colfax, as many as 14 floors of 300-square-foot homes are to be built without any means of car parking — all on a quarter-acre site. Denver officials apparently believe that a developer can fill hundreds of new dwellings with folks who don t use cars. Likewise, these same officials apparently believe they can monitor and enforce restrictions on Airbnb, VRBO, and countless other website-arranged short-term rentals. Life should prove interesting for the future inhabitants of that project.
