In a deal announced this week, Empire Staple Co. got itself a shiny new headquarters in Globeville and Trammell Crow Co. a prime redevelopment site in the booming Central Platte Valley.
at the corner of 55th Avenue and Logan Court for a undisclosed price from developer Trammell Crow. The company plans to relocate their headquarters to the new building on March 14.
The deal marks the first full-building sale at the , Trammell Crow’s $85 million industrial development on the site of the former Asarco smelter in Globeville.
In return, Trammell Crow purchased Empire Staple’s current headquarters at 1710 Platte St., paying $12 million for the 1.4-acre property in deal that closed Feb. 25, according to city records.
Development plans for the site will be announced later this month, according to a news release. The site is next door to and across the street from Denver Beer Co. and one of .
At Crossroads Commerce Park,on the site’s first four buildings — a build-to-suit showroom/distribution facility for Empire and three speculative buildings with a total of 640,000 square feet.
American Tire Company has fully leased one of the speculative buildings, a 127,000-square-foot facility, according to Trammell Crow. The remaining two buildings at the southwest corner of 55th and Washington still have space available for lease.
At full build-out, Crossroads will house up to 10 distribution, warehouse and light-manufacturing facilities equaling up to 1 million square feet. Future phases will unfold on a built-to-suit basis for sale or lease.
