At exclusive Southshore beside Aurora Reservoir, Village Homes has 7 opportunities to make a big leap in lifestyle from $410s

Southshore – the master planned community beside a shoreline estuary of 800-acre Aurora Reservoir – was the site of a swanky Parade of Homes in 2007; and has an exclusive air that sets it apart from other new Southeast areas. But Village Homes, which builds many of Southshore’s higher priced homes, has seven remaining opportunities to leap into an amenity-rich neighborhood there from just over $400,000.

“This area represents a big jump in quality of life over other new home areas nearby,” says Village’s Ete Rondeau — who can show you a Bristol 3-bedroom plan with main-floor study, just short of 2,000 square feet, ready now in Southshore at $413,919. It’s one of three roomy floor plans – all of them reflected in plans you can move into soon, at prices from the $410s to $471,556.

Those attractively priced Hometown series designs by Village have already lured 13 sales to Southshore during frigid January and February – all of them, says Rondeau, to buyers looking for more bedrooms and better schools, but also wanting more prestigious surroundings.

“These people are really out using the trails in Southshore,” Rondeau says. “And they resonate with the chance to live close to water and aquatic amenities.” At Southshore, those begin with the community’s Cape Cod-styled Lakehouse community center set on a point overlooking the water (many couples choose it as a panoramic wedding site). Residents have a huge saltwater pool there (no chlorine!); and also get some daycare for their kids, a fitness center, movie nights and other activities planned by a YMCA trained community staff.

Below the club, you’ll see where the Reservoir’s 8-mile-long bike path wanders through open space along the shoreline; and where Southshore residents have their own private lake for fishing and paddleboards. You’ll see the amenities when you visit the Hometown Collection, and along Arapahoe Road on your way into the community you’ll pass Cherry Creek Schools’ popular Fox Ridge Middle/Cherokee Trail High School campus, less than a mile from the models.

You can tour a show home of the Bristol; and if you like its looks, Rondeau will show you the one set for move-in this month (it has Shaw Danner Oak hardwood flooring, slab granite kitchen counters, maple cabinets, and a great room with higher ceilings than the model shows). Two other homes are set to deliver soon, as well (Village has set prices on all remaining homes in the phase); and Rondeau expects those to disappear rapidly. Three homes that had been listed as available were already crossed off to sales when I toured Wednesday.

On your way into Southshore, you’ll pass a flagship King Soopers ‘Marketplace’ store at Arapahoe and Smoky Hill that’s attracting new shopping and dining to the area, including Dion’s and Kneaders Bakery. To visit Village’s Hometown models from E-470, take Smoky Hill east past Southlands, two miles to Arapahoe Road, turn left, and continue a mile to Shady Grove, then take the first left on Robertsdale.
