At prices below a million dollars, the market for ranch plans around metro Denver is tight — too many people chasing too few homes. But if you can push a little higher, you’ll be surprised by how far a dollar goes — very evident in a tour that LIV Sotheby’s International Realty agent Mimi Sturtevant will give you today at Colorado Golf Club, three minutes south of Parker’s Mainstreet.
Today and all weekend long, Sturtevant will have treats out made by the club’s chef, while showing off a lushly appointed model at Betts Lake — an all-main-floor-living enclave inside the gated perimeter of Colorado Golf Club, just east of Parker Road at Stroh. The club — getting the USGA’s Mid-Am Championship in 2019 — is wrapped around a 7,610-yard course designed by Bill Coore and Ben Crenshaw, along 1,000 acres that effectively creates a dedicated view corridor to the mountains from many of these ranch sites.
Prices start from $1.265 million. You’ll see a model with all the extras – but whatap impressive about Betts Lake is that renowned architect Karen Keating designed these plans to provide most everything you’re seeing to be included in the standard price: the stucco/flagstone exterior, the fireplaces, the outdoor living areas, gourmet kitchen with Wolf and Sub-Zero appliances, the attractively finished bar-recreation-guest suite space added on the basement level, and the big walkout homesite (substantially, all lots at Betts Lake are walkout).
These radiate such value that they sold solidly over the past three years when the luxury home market was still weak, and are catching a breeze now (two sold just since the first of the year). “Things are really taking off,” says Sturtevant, who notes that the higher-end custom home market is coming alive at Colorado Golf Club, as well. If you like what you see today and want even more, she’ll talk to you about a true custom, for sites here that start from $265,000, yielding finished homes from $2 million, and introduce you to some preferred custom builders.
Meanwhile, you’ll see a second ranch thatap ready to deliver in May at $1.518 million — including lots of finished space in the walkout, for a total of 3,453 square feet finished, four bedrooms, three baths, four-car garage, with a view through surrounding Ponderosas to Devil’s Head and the snowcaps of the Platte River Range beyond. Other sites of homes now underway include numbers fronting on 9-acre Betts Lake or with those mountain views.
While you’re savoring goodies by Club Chef Bob Burden, Sturtevant will tell you about the lock-n-leave lifestyle (“You don’t need a rake, you don’t need a snow shovel,” she notes) — along with the 24/7 guarded gates, new resort-style pool, and the 44,000-foot clubhouse. Club membership is totally optional, starting from a $10,000 social membership, from $55,000 for a non-equity golf membership. “You don’t have to play; just the serenity is reason enough to want to live here,” she adds. “This is a developer thatap passionate about creating community.”
I was at Colorado Golf Club from my office in the DTC in 20 minutes. Take Parker Road south, past Parker’s historic Mainstreet, another three miles to Stroh Road, then go east ¼-mile to the first right at Preservation Trail and stop at the gate for a map.
