Whether you have weeks or months to find the low-maintenance ranch you’ve been looking for, CalAtlantic Homes has answers waiting for you off the Gartrell Road exit from E-470. “We’re getting buyers from all over the south metro area now,” says Dan Nickless, Denver division president of CalAtlantic Homes, builders of Patio Villas at Whispering Pines. “We’ve sold to people from Parker and Aurora; but these prices look good to buyers further west in Greenwood Village, Littleton and Highlands Ranch, too.”
At Whispering Pines, on a hilltop close to stands of Black Forest Pines that are being preserved as part of the community master plan, CalAtlantic can deliver a low-maintenance paired ranch from as low as $419,000 — a real price for an Athens two-bedroom ranch, with a two-car attached garage and an unfinished basement. You can tour a model of that plan.
Better yet, CalAtlantic arranges for front-yard maintenance and snow removal, paid through a monthly HOA dues, in a master-planned enclave where no home backs directly to another. “Low maintenance is as important to the buyers we’re meeting as the single-level design itself,” says Nickless. “Some people actually write down that they’re looking for a ‘lock-n-leave’ lifestyle when they fill out our buyer information card.”
Whether you need something like that next year or right away, this is the weekend to see Whispering Pines, adds Nickless. Contract before September 24 and you can take $10,000 off the price of a home headed for delivery — including a Vienna two-bedroom ranch that has 1,570 square feet of finished space, plus a basement and two-car garage, on a site that backs to one of the enclave’s pocket parks. Contract on it by tomorrow for $449,000, and you can be moved in by Thanksgiving.
CalAtlantic has other homes set for later delivery, including a three-bedroom-plus-study plan for November move-in, on a homesite that allowed the builder to include a day-lit walkout basement with added finished space. Contract by tomorrow and itap priced under $520,000. “Thatap just enough time that you could put your old home on the market and sell it before needing to move,” notes Nickless — adding that the Villas at Whispering Pines are a rare new-home offering that will accept a contract on a contingency that your older home will sell in time. “We’ve already had one buyer who purchased, then marketed and sold their older home in just 45 days,” he adds.
While visiting, CalAtlantic will also show you some sites with walkout basement potential that are available now. You’ll tour a Stockholm model that shows how well an optional finished basement space can work for a third guest suite, party area and storage — and you’ll hear about a themed-designed pool, bike trials and a 24-acre park that are planned as amenities. My trip out to Whispering Pines from Belleview in the Denver Tech Center via E-470 was exactly 18 minutes, in rush-hour traffic.
To visit the Villas at Whispering Pines, from E-470 take the Gartrell exit, head south a block to Aurora Parkway, then turn north a mile to Irish Drive and head east. As Irish becomes Sampson Gulch Way, continue south a mile to a circle, then continue to Alder Drive.
