The clock is ticking at new home areas like scenic Whispering Pines in southeast Aurora, as buyers shopping for resale homes start experiencing the same bidding wars that plagued the market last year. “Realtors are pushing their clients to go after new homes instead of resales,” says Shea Homes’ Mac Orlady, who along with Emily Tripp will show you Shea’s eye-catching models today. “They get more bang for their buck with new homes now than old ones.”
Shea has two homes underway for spring-summer delivery that show off the quality of home site thatap luring buyers from Highlands Ranch and even Castle Rock to purchase here. Both back to a 24-acre forest reserve thatap a centerpiece amenity in Whispering Pines – to be connected by trails to a community clubhouse and pool under construction now. Whispering Pines is served by Cherry Creek Schools and has a surprisingly easy commute into I-25 and the Denver Tech Center via E-470 – about 15 minutes.
With homes from the $520s (a real price that’ll deliver a home in Whispering Pines), Tripp and Orlady are suddenly seeing many more buyers now. “Even if they haven’t put their house on the market, they have confidence now on how much they can buy,” Orlady notes. Shea provides a range of features included standard that make it possible to purchase without adding lots of options – including air conditioning, crown molding, 8-foot doors on the main level, granite kitchen tops, maple cabinets, and wood-laminate floors in the main-level entertaining areas save for the family room.

You can see that all come together in Shea’s Timber Ridge ranch model – over 2,700 square feet of finished space, plus a standard full-wide 3-bay garage. It has a living area that unfolds with a unique sense of depth; and a creative master suite that provides a rear entrance to the laundry room from its bath and large walk-in closet. With the option of finished basement space, it can go to as many as five bedrooms – and unsurprisingly, itap the fastest selling ranch plan in this popular area.
If you like the looks of that ranch, you’ll find Shea has a Timber Ridge on track to deliver late this summer, on a lot backing to the forested area (around half of Shea’s homes at Whispering Pines back to some kind of open space). Or if you have more time before needing to buy, you could load up a ranch like this, on a site backing to the trees, with a walkout lower level included for more finished and still come in around the mid-$8s.
That Timber Ridge ranch is so popular that even younger families are opting for it, says Tripp – however, Shea has an equally inviting 4-bedroom 2-story on view – and has a version of the same home that will be ready for move-in by May, 4,100 square feet, priced at $707,000.
“And you won’t have to renovate some older house,” adds Orlady. To tour Shea Homes at Whispering Pines, take E-470 to the Gartrell exit, head south on Gartrell a block to Aurora Parkway, turn left a mile to Irish Drive, then head east on Irish (it becomes Sampson Gulch) south to Haleyville Way.
