Is it Aurora’s best deal?  This new $485,000 home, one of a final three in Ponderosa Ridge, has walkout, stunning view

In a Denver market where single-family homebuyers can find only a 1.24-month supply of homes available, the very best deal in town could well be a new three-bedroom, three-bath home ready to go now in southeast Aurora — one of three final homes that KB Home will ever offer at Ponderosa Ridge, its neighborhood off E-470 at Gartrell Road, served by Cherry Creek Schools.

Priced at $475,000 — below the average-priced single-family home in the Denver area now — KB Home’s Kittredge plan at 24355 E. Links Place has 2,194 square feet of finished space, plus a walkout basement with a large deck overhead.

From that deck and great room, it shows a 180-degree view along the northern Front Range from James Peak, north to peaks in Rocky Mountain National Park. Construction in the area has wrapped up, and view-wise, what you see is what you get, with nothing that can get in the way.

That home, along with the other two, has locational advantages that have made Ponderosa Ridge a fast seller, including an easy commute via E-470 into the Denver Tech Center — under 20 minutes.

The area has pine-treed open space adjacent and feeds into Cherry Creek’s Fox Ridge Middle School and Cherokee Trail High, each rated 7-of-10 stars at GreatSchools.org.

But remarkably, Ponderosa Ridge is accompanied by a paltry 0.8 percent property tax rate (there’s no metro district) and has a monthly HOA dues of just $39.

“All three of these final homes are particularly good values,” says Randy Carpenter, president of KB Home’s Colorado Division. “Thatap without even considering what a great contrast they are to the resale market now. We hear sellers tell us that they’re afraid to put their older homes on the market, because they’re afraid they won’t find anything else to buy.”

That buyer will like the looks of KB Home’s other final offerings in Ponderosa Ridge. A block south of the Kittridge, you can tour a Lafayette plan with an additional 200 square feet that includes a den behind double doors, and a mud room between kitchen and garage. It also has the large deck over a day-lit walkout level suitable for future finish.

You can start your tour of Ponderosa Ridge at KB Home’s Montrose model home — on the market for close-out, with four bedrooms plus a loft, a den and a full-wide three-car garage. It delivers over 2,800 square feet of finished space, along with its designer landscape, front and backyard, and loads of extras including wide-plank floors on the main level, fireplace, a stainless-steel gourmet kitchen, Whirlpool washer and dryer in an upstairs laundry room, window coverings, surround-sound speakers and a decorator paint palette.

The home, which looks east across piney, dedicated open space, is priced at $590,000.

You’ll see how attractive the neighborhood has turned out and how easy the drive is via E-470 or by newly widened Arapahoe Road.

From E-470, take Gartrell south a block to S. Aurora Parkway, then turn north 0.8 mile to E. Irish Drive and follow the signs east. Or from Smoky Hill Road near Southlands, take Aurora Parkway south a mile to Irish.
