With few homes on the resale market now, Toll Brothers can have you in a new ranch at Inspiration from the $470s

In a new, bewildering real estate year when there’s very little resale inventory on the market and when downsizing buyers are having to get creative to make their priorities work, Toll Brothers will create a sharper picture of your options Saturday, Feb. 22, at its Inspiration master plan off E-470 at Gartrell Road.

Toll Brothers’ age-55-plus Inspiration captures all of the advantages of broadening your search to a new home area — with six ranch models to see, plus some plans that can be ready for move-in now, and others on track to deliver later this year, leaving plenty of time to market your older place.

Inspiration has an attractive lineup of amenities, including a Hilltop Club with a pool, tennis courts, and venues for events set against a mountain backdrop, but also a growing reputation as a place where residents quickly wade into the social scene.

“Everybody loves this place,” says Tanya Miller, part of Toll Brothers’ sales team.

Saturday, Feb. 22, is a doubly important moment to come visit: Toll Brothers can give you a genuine taste of the lifestyle when it hosts a meet-n-greet in the sales center, featuring real Inspiration residents. But this is also the final weekend of a Toll Brothers national sales event, one that can knock $15,000 off the price of a new home.

That could take the price of a Carson two-bedroom ranch at Inspiration, on track to deliver in April, from $610,000 down to $595,000.

“Itap our most popular model,” says Miller, noting that it features two bedrooms and three baths, over 1,700 square feet of finished space, plus a two-car garage and a daylit garden-level basement that has a covered deck overhead on the main level.

Inspiration has been selling rapidly right through these cold winter months — on track to mark 14 sales between January and February, most of them to buyers of Toll Brothers’ larger and more expensive Broomfield and Boulder Collection designs.

But the Carson and other Jefferson Collection ranches, with real prices from the $470s, are a chance to get Inspiration’s amenities at a price thatap probably comparable to what buyers are getting from their older resale places in areas like Parker, Centennial and Highlands Ranch.

Miller adds that Inspiration combines wide-open surroundings with a location that is surprisingly close to core I-25 amenities: 10 minutes from Park Meadows via E-470, 15 minutes from the Denver Tech Center and much closer to the growing range of dining and attractions at Southlands.

You’ll hear about the two dozen clubs that residents are now hosting, including a tennis club; a dinner-for-eight group; outdoorsy hiking, skiing and walking groups; card clubs; and golf groups that take advantage of Inspiration’s easy access to the Eagle Bend course.

From I-25, take E-470 east past Parker Road to Gartrell, then head south to Inspiration Lane.
