Meritage Homes breaks the price barrier at Painted Prairie near DIA with new line of energy-efficient homes from $320s

Meritage is having a pre-sale for its low-maintenance, three-bedroom attached homes, with the first five buyers qualifying for a refrigerator, washer-dryer, blinds and other features.

Anybody shopping the resale market for an affordable home now can tell you that there’s very little product on the market and that buyers are already encountering bidding situations.

But Meritage Homes, with some of the most energy-efficient designs by any Denver-area production builder, has a pre-sale starting Friday, March 6, near DIA thatap a chance to break out of that tight market, with a new three-bedroom/2-1/2-bath home starting at $323,900.

Thatap the price of one of the first five attached designs — each with a big covered porch and two-car attached garage — that Meritage is releasing at Painted Prairie, the new master-planned community taking shape near the Gaylord Rockies Resort near E-470 and E. 64th Avenue, on the way to DIA.

You can already see Painted Prairie and one of its parks taking shape, where Meritage will stage a grand opening three weeks from now. But you can get in the running for one of those new attached homes now, at a price that could be just a memory by the time buyers see the finished homes.

The $323,900 price tag is a real price for one of those first five homes, the lowest by any builder in Painted Prairie. It includes Meritage’s polyurethane insulation system (you’ll see it in an “energy information center” at Buffalo Highlands), plus M-Connected smart home features.

“These prices are going to make a big difference to the buyers we’ve been seeing this spring,” says Linda Casey, who will meet you at Buffalo Highlands and who can give you a preview tour of Meritage’s first models under construction at Painted Prairie. “People who have been walking away from single-family prices will find something that can really work for them.”

Casey can also tell you about the amenities that are coming to Painted Prairie, including a 22-acre community park with playgrounds, picnic tables and community gardens; an urban town center with a fitness center, unique retail and dining; and connections onto the regional trail system.

Sign on for one of those first five homes and Meritage will include a fridge, washer-dryer and other features.

Casey says the covered porches and the two-car attached garages are very important to this buyer and adds that all homes will get landscape maintenance, snow removal, and some exterior building upkeep, wrapped into a monthly HOA starting at $190.

These attached designs, some close to 1,900 finished square feet, are legally townhouse plans, not condominiums — meaning that owners will own the ground underneath them.

Meritage’s polyurethane insulation is similar to the system it shows in its single-family homes — keeping attic temperatures within 7 degrees of inside thermostat settings, meaning a warmer house in winter, cooler in summer.

Meritage will host a grand opening at Painted Prairie on Saturday, March 28, 10 a.m. until 2 p.m., with a taco truck, live music, bike safety demos and a chance to win a beach cruiser bike.

But Casey says the best prices are waiting Friday and Saturday, May 6-7, at the pre-sale opening.

Take Tower north from Pena Boulevard 2 miles to 96th and turn west to Landmark, then south.
