California-based real estate developer plans apartment complex at Denver Montessori school site

The corner of 22nd and Federal is getting some out-of-state attention.

Beverly Hills, California-based Kennedy Wilson, a publicly traded real estate investor and developer, on Tuesday proposed building a 242-unit apartment complex where a school currently sits at 2246 Federal Blvd., according to public records.

The company did not respond to a request for comment. Neither did Family Star Montessori, which has owned the 1.7-acre site since 2000, when it purchased the property for $1.3 million.

Family Star provides services for infants as young as 2 months up to 6-year-old children. It has another school in Curtis Park at 2940 Curtis St. Reporting from the Colorado Sun last summer noted that changes to federal funding for early childhood programs would force the school to sell one of its properties and move operations elsewhere.

The Jefferson Park school building is a half-block from the park itself and two blocks north of Empower Field at Mile High.

Should Kennedy Wilson continue with its development plans there, it will add to a growing portfolio of Denver metro apartments. The company manages 40,900 apartments worldwide and acquired a 320-unit complex near DIA late last year. It also owns similar developments in Littleton and Colorado Springs.

Last week, the business announced that it had signed a $1.5 billion agreement with Toronto-based Fairfax Financial Holdings Limited to merge and go private. That deal is expected to close in the second quarter of this year.
