
Tennyson Streetap main commercial drag has just two empty lots. Soon, it could be only one.
Kiddie Academy, a national daycare chain, is exploring building a 12,250-square-foot facility at 4348 W. 45th Ave. in Denver, public records show.
The business doesn’t comment on sites before receiving city approval, but said that ground-up construction is the “core of Kiddie Academy’s development.” The business already has eight locations in the Denver metro.
“Each location is built from day one to meet Kiddie Academy’s exact prototype for classroom sizes, adjacencies, security and curriculum flow to optimize teacher visibility, child safety and operational efficiency. This approach eliminates compromises that come with retrofitting older buildings,” Kiddie Academy Chief Development Officer Jeff Brazier said in a statement.
The plans, submitted by local architecture firm Unum Collaborative last week, detail a 2-story building at the corner of Tennyson Street and 45th Avenue. It would hold 12 classrooms, two outdoor play areas and a small number of parking spots.
The 0.3-acre site is owned by Dave Pagano, who did not respond to a request for comment. He purchased the property in 2014 for $1.3 million. The handful of houses and duplexes on the lot were demolished in 2022, according to public records.
There’s only one other vacant lot along Tennyson between 38th and 46th avenues. Itap a small, 6,400-square-foot rectangular property at 4329 Tennyson, last used as a staging ground for the construction of an apartment complex down the street.
