
When times are tough, you gotta do what you gotta do.
For Michael Sandoval, that may mean getting into a minor scrape with the city of Greenwood Village for unauthorized signs he has posted on a house that he’s trying very, very, very hard to sell.
Sandoval, a broker with The Herman Group Real Estate, is in a joint venture with the builder of a 9,700- square-foot house at 3830 E. Fox Trail, near the corner of East Orchard Avenue and South Jackson Street.
The house has been on the market for 14 months, Sandoval said, with an asking price of $4.5 million.
With only one serious offer so far, Sandoval is getting serious about selling it. “We’ve got huge carrying costs,” he said. “It’s time to unload it.”
So two weeks ago, his partner hung two large, plastic signs on the garage doors: “Steal This Home!” and “Price Slashed! Make Offer!”
The signs, Sandoval said, have brought in about 100 calls — and two somewhat-interested buyers. And all it takes is one.
The house has six bedrooms, eight bathrooms, five fireplaces, an elevator and a room set aside for a wine cellar or man cave that is already vented for cigar smoking. The house sits on 1.88 acres just west of the Highline Canal.
So how low will Sandoval go? “Make an offer,” he said.
A reporter told him, “Three million.”
“Write it up, we’ll take a look at it,” he said. “The house behind ours has 10,000 square feet and closed a month ago for $3.9 million. We would drastically discount our house from that and sell it.”
If no one buys it, the house will be auctioned later this month, Sandoval said, with a reserve price that he didn’t want to disclose.
