“Buy cheaper than rent.” That’s an old catch phrase…but it’s one that’s right at the center of an opening in Westminster, with 14 new condominiums that have been re-priced for a final closeout…with one two-bedroom/two-bath plan at exactly $120,000.
“These are the best priced new units anywhere in this area,” says builder Dick Clyne about the models you’ll tour today at Prospectors Point, on Federal at W. 86th Avenue, a mile north of the Turnpike.
“You really can buy for less than you can rent,” adds Ali Van Westenberg with Coldwell Banker Previews. “They’re good sized, with good space, and with good access both via I-25 and the Turnpike.”
Most of this site on Federal, originally a small airport, was built out years ago by U.S. Home; but Clyne arrived in 2006 with entirely new condo plans for the final site: lower density, with bedroom/bath counts more in line with what buyers are looking for today.
That lead-priced unit, $120,000 (it can deliver right away), is almost identical to what you’ll see in the furnished model: two bedrooms with two baths, 9-foot ceilings, full-sized washer-dryer hookups, and a gas fireplace in an attractive, diagonal mounting with a tile surround. The master has box-outs, both bedrooms have double wardrobe closets, and the nice looking kitchen shows some work room.
The builder, who also has a 1,350-foot 3-bedroom plan, is proud of his quality: post-tension concrete foundation, 2×6 walls for better insulation, double-walls and Gyp-Crete, insulated floors between condos, and a 93% efficient furnace. Some buyers, he says, have re-sized from older single-family homes in the area…others are buying a first home with good commuter access. For the latter, Van Westenberg has information on the First-Time Homebuyer Tax Credit that Congress revised in January…$8,000 as a loan against taxes.
Clyne, who has done resort properties in Summit County and Grand Lake as well as similar condo projects in Denver, notes that buyers will find attractive shopping and dining a mile north at 104th. To reach, take the Turnpike northwest from I-25 two miles to Federal, then north a mile, past 84th, to W.86th, east a half block to Decatur, then north and follow the signs.
