Cooking up an appetizing value at One Lincoln Park, downtown landmark tower with three models open today

When developer Peter Kudla, a principal of Metropolitan Residential Advisors, drove into downtown Denver for a look at One Lincoln Park last spring, he made a comparison list between the dramatic new tower at 20th and Lincoln, and other residential offerings in downtown. There was the stunning architecture…the prominent attention to outdoor space…very appealing amenities…and a potential square-foot-cost that, Kudla was sure, could sell now, against today’s competition.

So MRA took over sales and marketing of One Lincoln Park; redrew the pricing for today’s market; and today has created a chance to look for yourself as three model homes open, each with a 20th floor view over downtown. Kudla, also known for his culinary talents, is offering Italian cannolies…and cooked up an offer just for today: Contract on any remaining home, mention this column, and get a free scooter.

Last week, Kudla and his team hosted a barbecue of salmon and fillets beside the infinity pool at One Lincoln Park’s 7th floor ‘Owners Club,’ taking time to meet 70 buyers who have already moved in…some younger, drawn to the area club scene; some older, moving from the burbs, or adding a second place to their portfolio.

“They’re not just buying the views of downtown and the mountains,” Kudla told me. “They’re making an economic evaluation that says, ‘We’ve got to be here.'”

Meanwhile, adds MRA Operating principal Cheryl Schuette, they’re also drawn by the landmark architecture by Buchanan Yonushewski Group. She notes that all like the entertaining possibilities nurtured by the wide-open living-dining spaces you’ll tour. Last weekend, Denver firefighters assisted Cancer League of Colorado in setting up a repelling wall down the spectacular tower to the pool deck, for their ‘Over the Edge’ benefit event.

You’ll check in at the Welcome Center, Lincoln at 20th…then take a trip up to tour a 1-bedroom, 1-1/2-bath plan (starts from the $280s!); and two 2-bedroom 2-1/2-bath plans, one sized at 1,848 feet. There are over 20 plans ready for move-in right away (more than a dozen have disappeared just since MRA took over).
